About the Role
We are a fully integrated owner, developer, and manager seeking a high-caliber Regional Property Manager to oversee a boutique, high-performing portfolio. This portfolio consists of two luxury multifamily assets totaling approximately 1200units.

This is a hands-on leadership role for a professional with a "builder’s eye" who enjoys being in the field and maintaining impeccable standards. You will step into a stable environment with a seasoned onsite team that has been with the company for decades. While this is a regional-level role, we are also open to considering experienced Senior Property Managers who are ready to take the next step in their career.

Job Details

The Opportunity
  • Direct Ownership Contact: Report directly to ownership in a lean organizational structure with no middle management.
  • Boutique Portfolio: Manage 2 luxury properties totaling ~600 units.
  • Travel Schedule: Based in Carlsbad, CA, with bi-weekly travel to the Tempe, AZ asset (typically Thursday morning to Friday afternoon).
  • Work-Life Balance: Enjoy travel flexibility, including Friday afternoons off following travel weeks.

Key Responsibilities
  • Field Inspections: Conduct thorough bi-weekly walks to identify liability issues, deferred maintenance, and capital improvement needs.
  • Financial Oversight: Review monthly property financials and budget comparisons; resolve accounting errors with staff.
  • Team Leadership: Supervise approximately 20 employees through subordinate supervisors.
  • Risk & Compliance: Manage insurance renewals and coordinate with brokers; ensure all OSHA safety documentation is maintained.
  • Legal Coordination: Work closely with legal counsel to protect the portfolio and reduce risk.

Qualifications
  • Multifamily Expertise: Proven experience in Multifamily Property Management is required; candidates with only commercial/office experience will not be considered.
  • Market Knowledge: Familiarity with the California rental market is highly valued.
  • Software: Experience with Rent Manager is highly preferred.
  • Leadership Style: A collaborative, non-hierarchical "positive personality" is essential to maintaining our established company culture.
  • Physical Resilience: Ability to handle the physical demands of property walks in warmer climates and navigate multi-story buildings.
