The Regional Property Manager oversees a team of property managers responsible for properties throughout the Indianapolis area.
- Supervise a team of Property Managers, Leasing Agents, Maintenance Techs Etc. Communicate job expectations, assist with work planning, monitor job performance, coach and provide feedback and/or work with HR as needed on a regular basis.
- Oversee and ensure collaboration with leasing
- Schedule and lead monthly property manager meetings and quarterly field observations.
- Contribute to the hiring processes of new staff, providing oversight to human resources.
- Participate in promotions and role/position change discussions, as well as the allocation of property manager portfolios.
- Develop, coordinate, and reinforce proper use of systems, reports, policies, processes, and procedures.
- Set department strategy, goals, metrics/measures, create operational efficiencies, standard processes and procedures, and evaluate performance to goals.
- Oversee the handling of quality and customer service issues with tenants, owners, and other departments
- Provide timely and attentive service to residents, ensuring needs are satisfied
- Regularly inspect properties; common areas are clean and well-maintained, and the buildings meet requirements.
- Negotiate contracts with vendors.
- Coordinate with maintenance to resolve escalated issues, schedule repairs, and resolve emergency maintenance issues in a timely manner
- Review summary reports for all properties regularly and provide feedback, as well as recommend management improvements.
- Maintain an open dialogue with property owners on vacancies, tenants, physical condition of property, personnel, and financial issues.
- Work with upper management to discuss portfolio, and gain insights for performance.
- Interact with new clients, providing insight into workable solutions, for leasing and resident services.
