We are seeking an experienced Regional Lease-Up Manager to oversee the successful launch, leasing, and stabilization of a portfolio of multifamily communities. This leadership role is responsible for driving occupancy growth, maximizing revenue performance, and ensuring operational excellence across multiple properties. The ideal candidate will bring a strong background in luxury multifamily lease-ups, multi-site management, and team leadership. This individual will partner closely with onsite teams to implement effective leasing strategies, optimize property performance, and deliver exceptional resident experiences. Must have high end lease up experience. 

Key ResponsibilitiesPortfolio Leadership & Team Development
  • Lead, mentor, and support Community Managers and onsite teams across multiple communities.
  • Recruit, onboard, train, and develop high-performing property management professionals.
  • Provide coaching on leasing effectiveness, resident satisfaction, and operational performance.
  • Conduct regular performance reviews and support employee development initiatives.
  • Foster a culture of accountability, collaboration, and results-driven performance.
  • Ensure all team members complete required training and compliance programs.
Lease-Up Strategy & Revenue Growth
  • Direct lease-up efforts to achieve occupancy and absorption goals within established timelines.
  • Analyze leasing traffic, conversion metrics, market trends, and competitor activity to adjust strategies as needed.
  • Collaborate with revenue management teams to optimize pricing, concessions, and inventory availability.
  • Monitor portfolio performance and implement action plans to improve occupancy and financial results.
  • Support budgeting, forecasting, and financial planning activities related to new developments and lease-up communities.
Financial Oversight
  • Review property operating statements, budgets, and forecasts to ensure financial objectives are achieved.
  • Identify opportunities to improve revenue and control operating expenses.
  • Monitor rent collections, delinquency trends, and overall asset performance.
  • Prepare and present performance reports and recommendations to senior leadership.
Compliance & Risk Management
  • Ensure adherence to Fair Housing regulations, landlord-tenant laws, OSHA requirements, and company policies.
  • Oversee compliance with all operational procedures and documentation standards.
  • Manage resident escalations and resolve sensitive issues in a professional and timely manner.
  • Conduct audits to verify compliance with leasing, move-in, and resident file requirements.
Operational Excellence
  • Conduct routine property visits and inspections to evaluate curb appeal, model readiness, and overall asset presentation.
  • Ensure vacant units are prepared efficiently to support leasing objectives.
  • Oversee marketing initiatives and ensure advertising efforts effectively support occupancy goals.
  • Evaluate maintenance operations to ensure timely service delivery and property readiness.
  • Manage vendor relationships, capital improvement projects, and other initiatives that support asset value and market positioning.
QualificationsRequired Experience
  • Minimum of 5 years of multifamily property management experience with multi-site oversight.
  • Proven success leading luxury apartment lease-ups and stabilization efforts.
  • Demonstrated ability to manage large portfolios and multiple onsite teams.
  • Strong understanding of property operations, leasing strategies, and financial performance metrics.
Preferred Qualifications
  • Bachelor's degree in Business, Real Estate, Property Management, or a related field.
  • Experience working with portfolios exceeding 1,000 units.
  • Familiarity with Yardi or comparable property management software platforms.

  • Ability to walk properties, climb stairs, and perform inspections.
  • Ability to lift up to 25 pounds occasionally.
  • Flexibility to work evenings, weekends, and holidays as business needs require.
