The Regional Manager is the highest-leverage operator within the organization. The mission of this role is to maximize Net Operating Income (NOI) and portfolio value by leading people, driving disciplined execution, and ensuring each community operates with excellence, stability, and profitability. You will own the operational outcomes for a multifamily portfolio with significant growth expected.

SCOPE OF ROLE
Leadership: Direct oversight of Community Managers; indirect oversight of leasing and maintenance teams.
Operational Ownership: Occupancy and leasing performance, resident retention, make-readies, work orders, and site execution.
Financial Stewardship: Budget performance, expense control, and NOI protection.
Talent Management: Hiring, onboarding, team development, and coaching.

KEY RESPONSIBILITIES
Operations & Performance Management
Drive leasing, occupancy, renewals, and resident retention to meet or exceed targets.
Manage Property Managers and oversee daily site-level execution.
Conduct weekly performance calls and monthly comprehensive onsite audits.
Team Development & Leadership
Conduct weekly 1:1 coaching sessions with Community Managers.
Lead the hiring and onboarding process for all site-level positions to ensure high talent density.
Foster a culture of accountability, high morale, and alignment with company values.
Resident Experience & Retention
Ensure best-in-class service delivery and resolve escalations within 48 hours.
Oversee the renewal process, including notices and follow-ups.
Maintain and improve online reputation scores (Google ratings).
Compliance & Reporting
Deliver weekly KPI packets on time with 100% accuracy.
Maintain property management software accuracy ( 98%) and ensure SOP compliance across all properties.
Perform move-in/move-out audits and maintain clean, compliant files.
Experience: Minimum of 5–7 years of progressive experience in multifamily property management, with at least 2–3 years in a Regional Manager or Multi-Site Leadership role.
Portfolio Oversight: Proven track record of managing a portfolio of at least 3–5 assets simultaneously.
Financial Literacy: Advanced understanding of high-level financial reporting, including P&L management, budget preparation, and a demonstrated ability to drive Net Operating Income (NOI).
Software Proficiency: High level of comfort with industry-standard property management software (e.g., ResMan, Yardi, Entrata) and project management tools (e.g., Asana).
Education: Bachelor's degree in Business, Real Estate, or a related field is preferred; equivalent professional experience will be considered.
Technical Competencies (The Skills)
Operational Execution: Expert knowledge of the full property lifecycle, including leasing velocity, renewal strategies, make-ready processes, and preventative maintenance.
Talent Development: Proven ability to recruit, onboard, and coach Community Managers into high-performing leaders.
Marketing & Reputation: Strong grasp of digital marketing, lead generation, and reputation management (Google reviews, social media presence).
Asset Stabilization: Experience taking underperforming or "choppy" assets and implementing systems to achieve stabilization and occupancy targets ( 95%).
Reporting: Ability to produce accurate, weekly KPI packets and monthly variance reports for executive leadership.

Physical & Travel Requirements
Local Presence: Must be based in the Dallas–Fort Worth metroplex with the ability to travel to properties in Fort Worth, Arlington, and South Dallas.
Field-First Mindset: Willingness to spend approximately 70% of the work week on-site at properties, providing hands-on coaching and conducting audits.
