Our Client is a vertically integrated private equity real estate investment firm whose national platform is focused on investing in real estate assets across the risk spectrum in major markets within the United States.

POSITION SUMMARY: This position will lead the operational strategy and performance optimization of a regional portfolio of 31 open-air retail shopping centers comprising over 7 million square feet. This role combines strategic portfolio oversight with hands-on operational leadership - driving best-in-class property operations, developing high-performing teams, and ensuring properties deliver superior results for our investment partners.

RESPONSIBILITIES:

Regional Oversight

  • Manage and develop property management staff with varying experience levels and skill sets to ensure appropriate resource allocation and efficient execution of company's property management activities.
  • Establish and maintain strong working relationships with key stakeholders including tenants, vendors, investment partners and internal senior leadership.
  • Review and approve all material service and construction contracts proposed by Property Managers including oversight of scope, schedule and budget.
  • Review and approve annual operating and capital expense budgets.
  • Monitor key operational and financial performance metrics for Property Managers to ensure efficient property operations and financial performance.
  • Manage strategic regional and national vendor relationships.
  • Enforce all property management and company policies.
  • Champion corporate and cross-departmental initiatives.
  • Work with SVP to develop best-in-class departmental policies and procedures to maximize performance and productivity.
  • Serve as the primary point of contact for due diligence efforts for all capital markets transactions (acquisitions, disposition, refinances) in collaboration with SVP and Property Managers.
  • Continuously evaluate the portfolio and team operations for opportunities to introduce operating or financial efficiencies.

Direct Portfolio Management

  • Identify property operational and maintenance requirements and ensure properties are managed to company brand standards through both strategic oversight and active, on-the-ground involvement.
  • Build and develop a qualified network of local, regional, and national service vendors to support property operations; negotiating competitive contracts to deliver superior service and value.
  • Develop and oversee operating and capital expense budgets in support of property business plans and departmental KPI initiatives.
  • Oversee and ensure execution of day-to-day property operations in accordance with approved budgets and property management agreements, directly supporting and mentoring team members throughout execution.
  • Oversee Capital Expenditure projects end-to-end, including soliciting bids, negotiating contracts, providing on-site coordination, and ensuring rigorous financial oversight.

QUALIFICATIONS:

  • Bachelor's Degree.
  • Specialized professional certification (CPM, CCIM etc.) preferred.
  • 10+ years of progressive property operations experience working with open-air retail shopping centers.
  • Deep knowledge of building systems and components, facilities maintenance protocols, labor and material pricing, and industry standards.
  • Established relationships with major regional and national vendors as well as landlord and tenant peer group.
  • Experience in navigating municipal code requirements and approvals.
  • Strong oral and written communication skills.
  • Strong analytical and strategic thinking skills.
  • Proficient in Microsoft Word and Excel (familiarity with Yardi is a plus).
  • Ability to travel regularly.
