Job Summary:
Under general supervision, on an assigned shift, starts, operates/monitors refrigeration equipment to supply chilled water for air conditioning. Monitors control air systems located within facility. Ensures operation is compliant with regulatory agency requirements. Monitors facility management system (METASYS) responding to and/or coordinating/assisting others with alarm-generating conditions. Position reports into the Engineering Services organization.
Key Job Elements:
- Operates, adjusts, troubleshoots and repairs refrigeration equipment.
- Balances, adjusts, and sets controls including but not limited to expansion valves, hydrostatic and electric regulators, and various switches to maintain temperature levels.
- Schedules building lighting and air-handling systems to accommodate building needs.
- Operates and maintains a refrigeration compressor room, including but not limited to, condensing, chilled water pumping and circulatory apparatus.
- Operates and maintains air mixing and conditioning units.
- Performs operational checks and inspections to ensure operating performance of equipment.
- Inspects and lubricates bearings and housings; changes parts on motors, fans, compressors, pumps and other equipment; checks and replaces worn belts on belt-driven equipment.
- Assists in making major repairs and overhauls to refrigeration and air conditioning units.
- Inspects, adjusts, and makes minor and emergency repairs to pumps, steam lines, valves, traps, and regulating devices, water and drainage systems, electrical lighting and control circuits, breakers, fans, fixtures, switches, motors/starters and motor generator sets, HVAC coils and actuators.
- Makes service calls on complaints; records operating information in log, patrols premises, operates forklifts.
- Other duties and responsibilities as assigned in support of departmental and organizational goals.
Qualifications:
- Education - Educational background, academic qualifications and technical certifications are important and required.
- Experience - Five plus (5+) years in the operation, repair, and maintenance of refrigeration and air conditioning equipment and their auxiliaries requiring possession of a license indicated by the title of the class.
- Skills - Working with the tools and materials commonly employed in the operation and maintenance of such equipment. Computer literate with familiarity with Microsoft Office Products including Excel and Word.
- Knowledge - Operating details and characteristics of a variety of types of refrigeration and air conditioning, ice making, water cooling and other similar equipment and systems. Applicable safety codes/regulations.
- Communication Skills - Good oral, written and listening skills. Pays close attention to details.
- Change Management - Adapts to change; understands that change is constant and necessary.
- Customer Focus - Is dedicated to meeting the expectations and requirements of internal and external customers; establishes and maintains effective relationships while gaining their trust and respect.

- Special Requirements, Licenses or Certifications: First Class Refrigeration Equipment Operators License (City of Detroit or Dearborn preferred), Steam Operators License, CFC Certification and EPA refrigerant handling certification strongly preferred.
