The Real Estate Gift Program Director develops, implements, and manages a comprehensive program to raise funds through gifts of real estate. They plan for the cultivation and solicitation of donors and prospects. They will manage the negotiation and closing outright and complex gifts funded with real estate assets of $100,000 or more from major individual donors and prospects by proficiently engaging in strategic planning and discussions regarding real estate assets and gift vehicles with donors, fundraising and conservation staff. This position oversees and manages the entire real estate gift process from acceptance to sale and works closely with TNC Legal staff.

The Real Estate Gift Program Director oversees the Gift Planning Real Estate Program. This includes education, outreach, donor engagement and partnering with business units across the organization. The Real Estate Gift Program Director will oversee and manage all aspects of due diligence, real estate gift acceptance and the sale of real estate from start to finish. The director will directly supervise the staff of the Real Estate Gifts program. The director will also have their own pipeline of active real estate gifts. The director will apply an understanding of the range of TNC's real estate gifts as well as complex principles of developing donor strategies to create effective and sustained lead generation for gifts of real estate from individual donors. They will have direct real estate transactional experience and knowledge. They will serve as a technical gift planning expert in working with gift planning and field fundraising staff on real estate gifts funding outright, devises, and life income gifts. They will discuss all types of real estate, including outright and deferred real estate gifts with expertise and oversee the analysis and feasibility of accepting real estate to fund life income gifts such as charitable gift annuities and charitable remainder trusts. The Real Estate Gift Program Director will conduct and supervise the due diligence of complex outright and devise gifts of real estate and real estate funding life income gifts. They will make recommendations and seek approval for acceptance and sale of real estate gifts, arranging closings and manage the sale and disposition of real estate assets. They are capable of discussing the global priorities of the Conservancy and working within a campaign at an advanced level. They will involve and engage appropriate partners in the field and staff at the Arlington office, strategizing on and implementing TNC training and processes and procedures required for an efficient and productive Real Estate Program, as well as keeping them apprised of interactions, issues, and concerns. Understands and complies with all TNC gift-related policies and procedures and ensures ethical compliance, as defined by the Association of Charitable Gift Planners and the Association of Fundraising Professionals. They have knowledge of charitable giving and discussing charitable options with donors. They will work across chapters and programs and manage a referral network. They will be required to use the Conservancy's donor database.

What You'll Bring:
  • Bachelor's degree and 8 years related experience or an equivalent combination of education and experience.
  • Substantial real estate transaction experience and knowledge focused on acquisition and the eventual sale of properties received.
  • Legal knowledge related to real estate transactions.
  • Experience in conceiving, developing, and managing multiple projects and strategic goals.
  • Experience in planning and delivering budgetary responsibilities.
  • Experience managing and supervising a multidisciplinary team.
  • Experience working in a large, complex, not-for-profit environment.
  • Experience, coursework, or other training in principles, practices, and procedures in real estate.
Salary Information:

The starting pay range for a candidate selected for this position is generally within the range of $138,500 - $201,8
