Job Summary The Property & Vendor Relationship Manager oversees and manages the day-to-day property operations of all lease/rental locations for Arkansas BlueCross BlueShield. This role includes acting as the primary contact for maintenance/facilities concerns, ensuring compliance with local laws and regulations, maintaining good vendor relationships, energy and sustainability management, etc. Requirements EDUCATION Bachelor's degree in business or technical related field required. EXPERIENCE & KNOWLEDGE Five (5) years' combined experience in property, vendor, and project management required. Previous project management experience required. Prior energy utilization and sustainability management experience desirable. Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local and state security operations for the protection of people, data, property, and institutions. Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources. Knowledge of smart-building technologies, building automation platforms, and procurement. ESSENTIAL ABILITIES Problem sensitivity Information ordering Skills • Active Listening • Analytical Problem Solving • Critical Thinking • Information Collection • Interpersonal Communication • Monitoring Plans • Organizing • Reading Comprehension Responsibilities • Acts as the primary contact for any concerns or questions related to assigned properties. • Coordinates and/or handles maintenance, repairs, and reasonable employee requests related to assigned properties. • Develops and maintains good property vendor relationships, ensuring timely and reliable services as needed. • Ensures compliance with local laws and regulations relating to property management, energy and sustainability management, and maintenance. • Ensures timely response to building requests, prioritizing those requests that are urgent such as plumbing, HVAC, and security issues. • Identifies opportunities to reduce utility/industrial footprint through energy utilization and sustainability protocols. • Maintains Service Level Agreement (SLA) enforcement and compliance, contract lifecycle management, and third-party risk mitigation. • Performs other duties as assigned. • Remains current of budgeting parameters around necessary building maintenance and tracks the age and performance of current resources to anticipate future maintenance costs. Certifications Security Requirements This position is identified as level three (3). This position must ensure the security and confidentiality of records and information to prevent substantial harm, embarrassment, inconvenience, or unfairness to any individual on whom information is maintained. The integrity of information must be maintained as outlined in the company Administrative Manual.
