About the Role
We are seeking a high-energy, detail-oriented Portfolio Manager to oversee a collection of premium, design-forward short-term rental (STR) properties across Los Angeles. Unlike traditional long-term leasing, this role focuses on the high-touch operational needs of short-term guest hospitality. You will be responsible for ensuring each property maintains a "best-in-class" guest experience, coordinating rapid-turnover housekeeping, and maximizing occupancy and revenue through strategic listing management.

Key Responsibilities
Hospitality & Guest Experience: Serve as the primary point of contact for guest communication, from pre-booking inquiries to post-stay reviews. Ensure prompt, professional responses to elevate guest satisfaction and maintain high platform ratings (Airbnb/VRBO/Direct).

Operational Excellence: Manage the high-velocity "turn" process for every checkout. Coordinate directly with cleaning crews and maintenance teams to ensure properties are inspected, fully stocked, and staged to exact standards within tight turnaround windows.

Property Maintenance: Conduct regular site visits to ensure property health, aesthetic appeal, and functionality. Quickly troubleshoot and resolve maintenance issues (plumbing, appliance, utility, etc.) to minimize downtime.

Platform & Revenue Management: Optimize listing performance by managing calendars, updating pricing/dynamic rate strategies, and maintaining accurate listing descriptions and photography.

Compliance & Logistics: Ensure all properties remain in compliance with city-specific short-term rental ordinances, local regulations, and safety standards.

Qualifications & Skills
Experience: Minimum 2–3 years of experience in high-end hospitality, short-term rental management, or luxury residential property management.

Technology: Proficiency in Short-Term Rental management software (e.g., Guesty, Hostaway, or similar channel managers) and strong grasp of OTAs (Airbnb, VRBO, Booking.com).

Logistics & Problem-Solving: Exceptional ability to manage multiple priorities in a fast-paced environment. Must be comfortable troubleshooting issues on-site and working with local contractors.

Attention to Detail: Uncompromising standards for cleanliness and property presentation. Must possess an eye for design and functional staging.

Communication: Exceptional verbal and written communication skills. You are the "face" of the guest experience and must be able to handle guest disputes or emergencies with poise.

Requirements: Ability to travel throughout Los Angeles County to visit various properties; reliable transportation is required.
