We are seeking a hands-on Property Manager to lead leasing, day-to-day operations, and resident relations for a newly redeveloped multifamily community in Warwick, RI. This role will support the transition of a former extended-stay hotel into a stabilized apartment community and will play a key role in establishing strong operational processes and a positive resident experience.
Operations & Management
- Oversee day-to-day operations of a 50+ unit multifamily property, with potential for portfolio growth.
- Coordinate with onsite maintenance staff and third-party vendors.
- Track expenses and support property budgeting and basic financial reporting.
- Ensure compliance with housing regulations, safety standards, and company policies.
Process & System Development
- Assist with the implementation and ongoing use of property management software
- Help establish workflows for leasing, rent collection, maintenance requests, and resident communication.
- Support development and improvement of the property website and tenant portal.
Collaboration & Growth
- Report directly to Sean Hayden, with strategic oversight from leadership.
- Collaborate with facilities and construction teams during and after property conversion.
- Gain exposure to real estate development activities and long-term asset management strategy.
Leasing & Brand Development
- Develop and execute a leasing strategy for a newly redeveloped rental community.
- Conduct rental market analyses and prepare comparable rent studies.
- Show apartments to prospective residents and explain pricing, lease terms, and community features.
- Process rental applications, lease agreements, and renewals.
- Establish and work toward leasing and occupancy goals.
- Support marketing efforts through advertising, website updates, social media, and local networking.
- Conduct regular property inspections and coordinate with maintenance to ensure curb appeal and unit readiness.
Resident Relations
- Serve as the primary point of contact for residents.
- Oversee move-in, move-out, and renewal processes.
- Address resident questions, concerns, and service requests in a timely and professional manner.
- Foster strong resident relationships to support retention and community engagement.
Requirements
- 3–5+ years of experience in residential leasing or property management.
- Experience managing or supporting a multifamily property of 50+ units preferred.
- Strong customer service, communication, and organizational skills.
- Comfortable working independently in a hands-on, evolving environment.
- Proficiency with Microsoft Office and property management software.
- Bachelor’s degree in Business, Real Estate, or related field preferred but not required.
