About the Role

We are seeking a hands-on Property Manager / Multi-Site Operations Leader to oversee a portfolio of residential communities in the Louisville area, including Kenwood, Woodlawn, Maple Run, and future acquisitions.

This is a leadership and operations role, not a traditional single-site property management position. You will act as the operational “quarterback” across multiple communities driving performance, strengthening processes, and ensuring a consistently high-quality resident experience.

This role is ideal for someone who enjoys building structure, leading through change, and improving how things work- not just maintaining the status quo.


What You’ll Do

  • Lead daily operations across multiple residential properties

  • Manage and develop on-site leasing and maintenance teams

  • Serve as the primary escalation point for operational and personnel issues

  • Drive accountability for performance, service standards, and outcomes

  • Oversee leasing performance, occupancy, and pricing activity

  • Conduct regular 1:1s with team members to support growth and performance

  • Identify gaps in process and implement operational improvements

  • Track KPIs and ensure property-level reporting accuracy

  • Support lease-up activity and integration of new acquisitions

  • Partner with centralized teams to improve systems and execution

  • Experience leading small teams (leasing + maintenance)

  • Exposure to lease-ups, acquisitions, or property transitions is a plus

  • Strong communicator with a people-first leadership style

Compensation

  • $58,000–$63,000 base salary (negotiable depending on experience) + bonus opportunity
