Oakbrook Corporation is seeking an experienced Property Manager to lead the daily operations of one of our residential communities in Madison, WI. This role is ideal for a well‑rounded property management professional who enjoys balancing operations, resident experience, financial performance, and team leadership.

In this role, you'll oversee property operations, resident relations, financial performance, and staff development. You'll ensure the community is well‑maintained, compliant with applicable regulations, fiscally responsible, and a place residents are proud to call home.

Key Responsibilities

  • Oversee daily property operations and deliver exceptional resident service
  • Lead, coach, and support on‑site team members
  • Ensure compliance with applicable housing regulations and program requirements
  • Manage move‑ins, annual certifications, and income/asset verifications as required
  • Prepare and manage budgets, financial reports, and invoices
  • Review leases and oversee delinquency and collections
  • Coordinate property inspections (state agency, investor, HUD, etc.)
  • Execute marketing efforts in accordance with Fair Housing guidelines
  • Assist with after‑hours emergencies as needed

What We're Looking For

  • Experience in residential property management
  • Section 42/LIHTC compliance experience preferred, not required
  • Supervisory or leadership experience
  • Strong communication, customer service, and problem‑solving skills
  • Ability to complete property inspections (with or without reasonable accommodations)
  • Experience with property management software or similar systems
  • Valid driver's license
