LOCATION: Central Florida

POSITION SUMMARY: Our client is seeking an experienced Commercial Property Manager to oversee a portfolio of retail shopping centers. The ideal candidate will have a minimum of five years of commercial property management experience, exceptional client relationship skills, strong financial acumen, and the ability to manage multiple priorities in a fast-paced environment. This position is responsible for maximizing property performance through proactive operations management, tenant relations, financial oversight, vendor management, and superior client service.

RESPONSIBILITIES:

Property Operations

  • Conduct regular property inspections and identify opportunities to enhance asset performance.
  • Oversee all aspects of day-to-day property operations including:
  • Manage preventative maintenance programs and capital improvement projects.
  • Negotiate, administer, and monitor service contracts to ensure quality performance and cost efficiency.

Client & Asset Management

  • Build strong relationships with property owners.
  • Prepare comprehensive monthly management reports including financial analysis, operational updates and property inspection summaries.
  • Lead owner meetings and conference calls while providing strategic recommendations to improve asset performance.
  • Collaborate with Leasing, Construction, Accounting, and Development teams to achieve ownership objectives.

Financial Management

  • Prepare annual operating budgets and capital budgets.
  • Monitor monthly financial performance and explain budget variances.
  • Review, code, and approve invoices.
  • Oversee rent collections and tenant account reconciliations.
  • Partner with Staff Accountants during CAM reconciliations and tenant inquiries.
  • Identify opportunities to control expenses while maintaining property standards.

Tenant Relations

  • Develop positive working relationships with tenants and serve as the primary operational contact.
  • Coordinate landlord work required for new leases and tenant buildouts.
  • Deliver premises in accordance with lease requirements.
  • Respond promptly to tenant maintenance requests and operational concerns.
  • Monitor tenant sales reporting.
  • Coordinate insurance claims, legal matters, defaults, and eviction proceedings when necessary.
  • Manage capital improvement projects while minimizing disruption to tenants.

QUALIFICATIONS:

  • Bachelor's degree in Business, Real Estate, Finance, or a related field preferred, but not required with supporting experience.
  • Minimum 5 years of commercial property management experience required.
  • Experience managing retail shopping centers strongly preferred.
  • Experience with third-party property management is highly preferred.
  • Strong understanding of commercial leases, CAM reconciliations, operating budgets, and financial reporting.
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to manage multiple priorities while providing exceptional customer service.
  • Proactive rather than reactive.
  • Highly organized and detail-oriented.
  • Professional when interacting with owners, tenants, and vendors.
  • Financially savvy and able to analyze property performance.
  • Able to build long-term relationships while delivering exceptional client service.
  • Passionate about maintaining high-quality retail environments.
  • Proficient with Microsoft Office Suite, including Excel, Word, Outlook, and Teams.
  • Ability to travel throughout assigned portfolio.
  • Valid driver's license and reliable transportation.
