We are seeking an experienced, hands-on Property Manager to oversee the day-to-day operations of a Class A apartment community in Los Angeles. This role owns the resident experience, financial performance, staff leadership, and physical asset condition of the property, and serves as the primary on-site representative of ownership and the management company. The ideal candidate combines strong financial and operational discipline with a service-first mindset appropriate to a premium, high-touch community.
Key Responsibilities
Financial & Reporting Performance
Own the property's monthly P&L, budget variance analysis, and annual budget preparation in partnership with Asset Management.
Approve invoices, code and manage the general ledger, and ensure accuracy of financial reporting in Yardi.
Drive rent growth, renewal conversion, and revenue management strategy in coordination with leasing and marketing.
Manage delinquency, collections, and eviction processes in accordance with California and City of Los Angeles regulations.
Leasing & Resident Experience
Set and monitor leasing goals, pricing, and concessions; review comparable market data (comp sets, Yardi Matrix/CoStar) to keep positioning competitive.
Ensure a consistently high-touch, Class A resident experience from tour through renewal, including timely resolution of resident concerns.
Oversee move-in/move-out processes, lease renewals, and resident retention programs.
Team Leadership
Hire, train, schedule, and manage on-site staff, including leasing consultants, maintenance technicians, and porters/housekeeping.
Set clear performance expectations and conduct regular coaching, reviews, and disciplinary action as needed.
Foster a professional, accountable, service-oriented on-site culture.
Physical Asset & Vendor Management
Partner with the maintenance team to ensure preventive maintenance programs, unit turns, and capital projects are executed on time and on budget.
Manage vendor relationships and contracts (landscaping, janitorial, elevator, life-safety, amenities) and ensure competitive bidding and quality control.
Maintain compliance with life-safety systems, habitability standards, and all applicable building and fire codes.
Compliance & Risk
Ensure compliance with Fair Housing laws, California landlord-tenant law, LA rent stabilization ordinance (RSO) where applicable, and company policy.
Maintain accurate resident files, insurance certificates, and required notices/postings.
Support insurance claims, risk mitigation, and emergency preparedness planning for the property.
Qualifications
3+ years of property management experience, with at least 1 2 years managing a Class A or luxury multifamily asset.
Working knowledge of California landlord-tenant law and, ideally, Los Angeles rent stabilization requirements.
Proficiency with Yardi (or comparable property management software) and Microsoft Excel.
Strong financial acumen - comfortable owning a budget, reading a T12, and explaining variances.
Proven staff leadership and vendor management experience.
Excellent written and verbal communication skills, with a polished, professional presence appropriate for a Class A community.
CAM, CAPS, ARM, or similar industry certification a plus.
