General Purpose

TheProperty Manageris fully accountablefor all day-to-day property operations,overseeingandenhancingthevalueof the property,andensuringthepropertyteamispositiveandsuccessful.

 

EssentialDutiesandResponsibilities

 

  • Supporttheproperty’sfinancialgoals,managetheassetintheowners’bestinterestandinaccordancewithCompanypolicies.
  • Maintain the highest level of customer service and online presence
  • Maintainaccuraterecordsofallcommunitytransactionsand metrics (i.e.,rentrolls,delinquencyreports,move- in/move-outs, etc.).
  • Ensurethatresidentfilesaremaintainedinaccordancewiththepropertyregulatoryagreement,restrictive covenantsandLURA.
  • Assistinthepreparationof theannualbudgetandincomeprojections
  • Ensurethatallrentsandlatefees/checkchargesarecollected,posted,anddepositedinatimely manner.
  • FollowstheCompany’sestablishedproceduresandstateorlocallawsrelatedtoevictions.
  • Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and appropriate vendor credentialing.
  • ProcessA/Pinvoices
  • Completeproperty PCard (Petty Cash Card) reconciliations monthly to include receipt uploads and proper GL coding
  • Ensurepropertyisleasedtothefullestcapacity,basedontheobjectivesoftheownership.
  • Utilizemarketingstrategiestosecureprospectiveresidents.
  • Ensuretheleasingstaffare utilizing effective sales techniques.
  • Confirmleasingstaffisgatheringinformationaboutmarketcompetitioninthearea.
  • Continually monitors and analyzes traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data, to give up-to-date information when requested.
  • Ensure the leasing and maintenance team members attend all required training classes and participate in general training relative to their position.
  • Representthecompanyinaprofessionalmanner.
  • ProvidingoversightoftheteamtoensureCompanyproceduresarebeingfollowed
  • Confirmallleasesandcorrespondingpaperworkarecompletedaccuratelyandentereddailyintothe softwaresystem.
  • Follow Company Emergency Response Plan for the community. Ensure proper response and handling of all community emergencies withstaff,residents,buildings,etc.withincompanyguidelinestominimizeliabilities(i.e.,criminalactivity, employee/resident injuries, fires, floods, etc.).
  • Addressresidentconcernsandrequestsontimelybasis
  • Developand/orimplementresidentretentionprograms(i.e.,residentfunctions, promotions,newsletters,etc.).
  • Ensure distributionof allcompany or community-issuednotices (i.e., badweather, emergency, etc.) in the Resident Portal.
  • ConsistentlyenforcepoliciesofthecommunityinconjunctionwithFairHousingLaws.
  • Usesuccessfultechniquesandcompanydirectivestoscreen,hire,orientandtrainnewpersonnel.
  • Ensureefficiencyofstaffthroughongoing training, instruction, counseling and leadership.
  • Planweekly/dailyofficestaffschedulesandassignmentsandconductteammeetingsaminimumofweekly.
  • Coordinatemaintenancescheduleandassignments with Service Manager.
  • Administerperformancecounseling consistentlyand ina timelymanner.Work withthe Human Resources team to ensure appropriate documentation and communication with the appropriate team members.
  • Support Staff, encourageteamworkandleadasanexample.
  • Ensure alladministrative processes involving personnelare handledwithinthe specifieddeadline
  • Maintaincommunityappearance
  • Ensurethatmodelsandmarketreadyapartmentsarewalkeddaily – coordinate repairs as needed
  • Ensurethatallservicerequestsarerecordedandcommunicatedtomaintenance.
  • Ensurethatallcompletedservice requestsare followed up within24hoursofcompletion.
  • Learnandensurecompliancewithallcompany,local, state,andfederalsafety rules.
  • Ensurethatunsafeconditionsarecorrectedin atimely manner.
  • Direct staff to follow a “safety first” principle.
  • Attendanceisimperativeandthispositionwillberequiredto maintain regular onsite office hours.

 

OtherDuties andResponsibilities

 Achieve Fair Housing certification prior to interaction with prospects or residents.

  • Knowledge of OSHA laws and regulations.
  • Participateintrainingtocomplywithneworexistinglaws.
  • Beabletoworkevenings and weekends.
  • Team Members must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those set out in the Team Member Handbook or otherwise communicated (verbally or writing) to team members.
