QUALIFICATIONS:
Minimum of 5-years successful experience building/property maintenance
Ability to work with homeless individuals of diverse backgrounds and disabilities including physical, severe mental illness, substance abuse, HIV/AIDS, etc.
Outstanding organizational, verbal and written communication skills
Ability to perform daily duties to achieve excepted outcomes and performance measures with minimal supervision
Ability to travel to various sites daily
Valid driver’s license and proof of insurance - Must pass approval process to be added to agency insurance policy
Must pass a drug test
RESPONSIBLITIES:
Perform repair/replacement of electrical, plumbing, and general maintenance items in vacant and occupied apartments
Ensure proper notice for right of entry is given and maintained at all times
Perform preventative maintenance to mechanical equipment according to manufacturer’s recommendation and operating manuals
Keeping accurate track of ALL work orders completed daily in work order system and on time sheet
Trash out and turn units that are vacant, this could include but is not limited to: removing furniture, removing appliances, painting, deep cleaning, repairing/replacing: light fixtures, smoke detectors, flooring, smoke detectors, bathroom fixtures, doors, windows, screens, locks etc.
General knowledge of contractors and suppliers along with coordinating contractor services
Prepare and submit reports for/to director as requested
Assist in preparation for pesticide services and ensure vendor access to units
Comply with standard safety programs and agency policies and procedures
Maintain stock of items kept on hand for regular work orders
Make sure all areas are secure, when maintenance is not on-site at properties
Must be available for emergency work orders that may occur after hours: evenings and weekends
Understanding and compliance with fair housing laws & landlord tenant laws. Will be required to attend training and workshops.
Establish and maintain collaborative working relationships tenants
Insure proper operation of company vehicles, scheduling preventative and other maintenance as needed.
Have a working knowledge of location and operation of all utility, building and alarm shut-offs and clean-outs
Make sure all service areas, storage areas and maintenance office remain clean, well-maintained and well-lit at all times
Have a knowledge of GMHA inspection requirements and prepare apartments for inspections
Must be able to perform lawn care duties such as operating tractor, weed eater, edger and any other tools applicable to lawn care services
Must be able to perform snow removal services such as operate snow plow on truck, snow blower, salt spreader, shovel and any other tools applicable to snow removal services
Must be able to work in units that may have pesticide concerns: such as roaches, bed bugs, and take precautionary measures to ensure these critters are not being spread.
Participate in monthly unit inspections
All other duties as assigned
Coordinate with Executive Director
Communicate with office staff at the beginning and end of each day to ensure location of maintenance is known in case of emergencies
Review maintenance work orders daily and assess priority of services needed to be completed
