Position Summary

The Property Maintenance Manager oversees the daily maintenance operations for a portfolio of residential and commercial properties. This role is responsible for supervising maintenance staff, coordinating vendors, ensuring timely repairs, managing preventive maintenance programs, and maintaining compliance with safety regulations. The ideal candidate is highly organized, hands-on when needed, and dedicated to delivering exceptional service to residents and property owners.

Responsibilities

• Lead and supervise maintenance technicians and contractors.
• Schedule and prioritize maintenance requests and work orders.
• Develop and oversee preventive maintenance programs.
• Inspect properties regularly to identify maintenance needs.
• Coordinate repairs for HVAC, plumbing, electrical, roofing, carpentry, painting, and general building maintenance.
• Manage relationships with outside vendors and service providers.
• Obtain and evaluate contractor bids and negotiate pricing.
• Monitor maintenance budgets and control operating expenses.
• Ensure compliance with OSHA standards, local building codes, and company safety policies.
• Respond promptly to emergency maintenance situations.
• Maintain accurate maintenance records, inspections, and inventory.
• Order tools, equipment, and maintenance supplies as needed.
• Work closely with property managers to maintain resident satisfaction.
• Conduct regular performance evaluations and provide coaching to maintenance staff.

Qualifications

• High school diploma or GED required; technical or trade certifications are a plus.
• 3+ years of property maintenance experience.
• 2+ years of maintenance leadership or supervisory experience preferred.
• Strong knowledge of HVAC, plumbing, electrical, carpentry, appliance repair, and general maintenance.
• Experience managing multiple projects and maintenance priorities.
• Strong communication and customer service skills.
• Ability to read blueprints and technical manuals is a plus.
• Valid driver's license with a clean driving record.
• Ability to lift up to 50 pounds and work indoors and outdoors in varying weather conditions.

• OSHA 10 or OSHA 30 Certification
• CMRP or Certified Apartment Maintenance Technician (CAMT) certification is a plus
