Our tenured client, a leading industrial real estate company in Central, NJ, is searching for an experienced Property Controller.

In this role you will:

  • Oversee accounting functions for an assigned portfolio, including GL, AR, AP and cash management.

  • Manage month-end and quarter-end close process, including JE's, accruals, and financial statement preparation.

  • Deliver monthly, quarterly, and annual financial reports.

  • Review and analyze financial statements

  • Prepare annual operating budgets with property management and leasing teams.

  • Perform detailed variance analysis comparing actual results to budget and prior periods

  • Provide strategic financial insights to support asset management decisions and long-term portfolio planning.

  • Prepare annual CAM reconciliations and tenant billings, including supporting schedules and variance explanations.

  • Ensure proper vendor setup, contract compliance, and adherence to payment terms.

  • Provide financial analysis related to leasing activity, including tenant improvement allowances and leasing commissions.

YOU might be the RIGHT person if YOU have:

  • 5-8+ years of related industrial/commercial property controller experience

  • Bachelor’sdegree(B.A.orB.S.)inAccountingorFinancefromafour-yearcollegeoruniversityispreferred;eightormore years related experience and/or training required.CPA preferred.

  • Knowledgeofaccountingsoftwareandanadvancedknowledge of Microsoft Excel, Word and Outlook.
