The Project Manager role has full accountability for our retail development projects from the inception of an approved real estate deal through the opening and warranty periods. As a leadership position within the department, this role emphasizes fostering a positive team culture through mentoring, support, and motivation.
Your Impact
Key Responsibilities:
Project Managers are accountable for overseeing architects and contractors, managing project schedules, and ensuring accurate financial forecasting. This role requires building and maintaining strong relationships with brand partners and cross-functional teams, including purchasing, design, finance, real estate, and maintenance. Project Managers are also responsible for identifying issues, escalating when necessary, and driving timely resolution.

Preparing project estimates and schedules

Coordinating and validating site information
Managing architectural processes and design deliverables
Securing project permits and landlord approvals
Overseeing bidding, contract negotiations, and vendor qualification
Coordinating owner-supplied materials and ensuring quality control
Applying HVAC knowledge and proficiencies
Managing jobsite activities and ensuring punch list completion
Representing the brand/client throughout the project lifecycle
Supporting visual and marketing initiatives
Administering contracts and change orders
Managing financial and legal project closeout
Maintaining ownership of maintenance responsibilities
Additional responsibilities:
Driving value engineering initiatives and cost-reduction strategies
Enhancing process efficiency and implementing best practices
Developing and strengthening vendor relationships
Supporting prototype creation and conceptual design development
Maintaining flexibility to accommodate peak workload and adjusted work hours Value engineering/cost reduction exercises
Support the maintenance of our stores through the management of work orders as needed

Minimum Salary: $112,700.00
Maximum Salary: $153,720.00
VS&Co provides a range of compensation for this role as shown. Your actual salary will be determined by a number of factors, including: your specific skills and experience, geographic region, or other relevant factors.
Qualifications
This role requires strong technical expertise to manage substantial tenant improvement construction projects.
Success in this position demands high energy, self-motivation, and the ability to inspire team members while overcoming challenges.
Exceptional communication skills are critical for coordinating internal and external project partners.
Building reliable, collaborative business relationships focused on achieving positive outcomes is essential.
Critical Thinking and proficiency in problem solving
Technologically savvy with proficiency in typical PC, web based and APP based systems & software (i.e. MS Office, etc..
Ability to travel for jobsite visits (approximately 20-40 days per year, with 10-30 overnight stays
Degree from 4-year University in business, architecture, construction management or related field
Minimum 5 years of relevant experience
