Job Title: Project Manager - Mixed-Use and Multi-Family Construction

Job Description

This role leads a $135M mixed-use and multi-family construction project in Muskegon, MI, now in its seventh month of a long-term build. The Project Manager oversees all aspects of project delivery, with a strong focus on forecasting, cost control, scheduling, safety, and quality. You serve as the primary field contact for owners and project stakeholders, ensuring seamless communication, disciplined execution, and successful project closeout. This is a salaried, on-site position that may require work beyond 40 hours per week.

Responsibilities

  • Deliver projects on time while exceeding company goals for profitability, schedule adherence, quality, and safety.
  • Serve as the primary field contact for owners and project stakeholders, maintaining clear and consistent communication on project goals, progress, and issues.
  • Coordinate subcontractors and internal teams, including scheduling work activities, aligning resources, and resolving conflicts to keep the project on track.
  • Lead daily and weekly meetings with foremen and subcontractors to ensure alignment on project deliverables, safety, and quality expectations.
  • Establish and maintain project-specific quality control plans, ensuring all work meets or exceeds design specifications, building codes, and client standards.
  • Oversee construction supervision in the field, monitoring progress, addressing issues promptly, and ensuring safe and efficient operations.
  • Manage cost controls and forecasting, including tracking project budgets, analyzing cost trends, and implementing corrective actions to protect profitability.
  • Support change management by evaluating scope changes, assessing cost and schedule impacts, and coordinating approvals and implementation.
  • Ensure strong client relationships by providing proactive updates, addressing concerns quickly, and demonstrating a solutions-oriented, business development mindset.
  • Coordinate and manage activities related to adaptive reuse, mixed-use, and multi-family construction within a large-scale project environment.
  • Utilize project management and construction management tools, including systems such as Jonas, to track progress, costs, and documentation.
  • Lead the project toward timely and thorough closeout, including punch list completion, documentation, and turnover to the client.
  • Promote a strong safety culture on site, reinforcing safety expectations and ensuring adherence to safety protocols and standards.

Essential Skills

  • 10+ years of construction experience, including work on large-scale projects of $100M or more.
  • Proven experience managing mixed-use and multi-family buildings and/or hotel projects.
  • Demonstrated expertise in project management, including scheduling, coordination, and construction supervision.
  • Strong experience in cost management and forecasting for large commercial construction projects.
  • Experience with commercial construction, including multi-family and mixed-use developments and adaptive reuse projects.
  • Exceptional scheduling and coordination skills to align subcontractors and internal personnel on project deliverables.
  • Ability to manage subcontractor relationships, including performance oversight, coordination, and issue resolution.
  • Strong focus on safety, quality control, and adherence to project specifications and standards.
  • Solutions-oriented mindset with a business development focus, supporting client relationships and future opportunities.
  • Proficiency with construction management and project management tools, including platforms such as Jonas.
  • Four-year degree preferred in construction management, engineering, or a related field.

Additional Skills & Qualifications

  • Engineering certifications such as Professional Engineer (P.E.) are highly desirable.
  • Safety-related certifications such as OSHA are beneficial.
  • Sustainability or facilities-related credentials such as USGBC, CMMA, ASHE, or similar are advantageous.
  • Experience working within a full-service firm environment, including design-build and self-performing capabilities, is a plus.
  • Interest in long-term growth opportunities, including potential strategic roles in expanding operations in West Michigan.

Work Environment

The role is based on-site at the project location in Muskegon, MI, supporting a large mixed-use and multi-family construction project. Headquarters are located in Cleveland, OH, in a newly renovated office space, but this position primarily operates in the field. You work from a field trailer and spend most of your time on the construction site, collaborating closely with subcontractors, foremen, and project stakeholders. The position is a salaried role and may require working more than 40 hours per week to meet project milestones and deadlines. The environment offers exposure to large-scale construction projects within a full-service, design-build and self-performing firm. Pay and Benefits

The pay range for this position is $60.00 - $70.00/hr.
