Role Summary The Project Manager - Flooring Division leads commercial flooring projects from preconstruction through closeout, with a focus on floor leveling, polished concrete, and epoxy systems. This role is responsible for estimating, contract management, scheduling, cost control, and project execution. The PM has ultimate authority in ensuring projects are delivered on time, within budget, and to project specifications. The Project Manager serves as the primary point of contact for clients and internal teams and plays a key role in supporting repeat business and division growth.
Key Responsibilities
Project Management & Execution
Manage all phases of flooring construction projects from initial bidding through final closeout Develop project schedules, coordinate workflows, and ensure timely completion of all deliverables Monitor project progress and proactively address challenges to keep projects on track Coordinate closely with field teams to ensure alignment between planning and execution Own and manage the overall project schedule, including identifying risks and mitigating potential delays
Preconstruction & Estimating
Prepare accurate cost estimates for floor leveling, polished concrete, and epoxy flooring projects Review surveys and project documents to determine material quantities, including floor leveling (bag counts) Develop detailed scopes of work and validate project requirements Identify cost risks and assumptions during the estimating process
Contract & Document Review
Review and interpret contracts, drawings, and specifications to ensure full understanding of scope, identify risks or gaps, and communicate findings proactively to stakeholders
Financial Management
Own the financial performance of each project including budgeting, cost tracking, and forecasting Ensure projects are delivered within budget while maintaining quality and profitability Manage and negotiate change orders to protect project margins Review and approve invoices, change orders, and cost reports
Procurement & Resource Management
Oversee the procurement of materials and equipment Ensure timely delivery and availability of resources to support project schedules Coordinate with subcontractors and vendors as needed Ensure materials and equipment align with project specifications and timelines
Client & Stakeholder Communication
Serve as the primary point of contact for clients, internal teams, architects, and site superintendents Maintain clear, consistent communication throughout the project lifecycle Provide regular updates on project status, risks, and milestones
Business Development
Support business development efforts by building and maintaining client relationships Identify new project opportunities within the flooring division Contribute to strategic growth initiatives and repeat business opportunities
Qualifications
5+ years of construction project management experience (flooring or specialty trades preferred) Knowledge of floor leveling, polished concrete, epoxy flooring, and floor preparation Strong communication skills, both written and verbal Ability to read and interpret drawings and specifications Strong problem-solving and conflict resolution skills
