Project Manager – Construction Management at Risk (Higher Ed & K-12)
Location: North Carolina (Pembroke, Raleigh, Fayetteville, Columbia, Charlotte, Myrtle Beach
A well-established commercial general contractor is seeking an experienced and driven Project Manager to join its Construction Management at Risk (CMAR) division. This firm specializes in negotiated design-build, CMAR, and select hard-bid projects across the state of North Carolina, with a strong presence in the education sector.
The ideal candidate is a proactive leader capable of managing large-scale education facility projects from pre-construction through warranty. This role requires strong communication, scheduling, budgeting, and client-relations skills, as well as experience managing diverse teams in a fast-paced environment.
Key Responsibilities
Leadership & Communication
Serve as the primary point of contact for the project owner, design team, and all project stakeholders
Lead project meetings, manage expectations, and ensure alignment with client goals
Uphold the highest standards of ethics, integrity, and professionalism on all job sites
Project Lifecycle Management
Oversee projects from pre-design estimating and bidding through closeout, commissioning, and warranty
Direct and supervise the project team through all phases of construction
Ensure compliance with safety protocols, quality standards, and construction regulations
Financial Oversight
Manage project budgets, monitor cost controls, and lead value engineering efforts
Ensure financial goals and schedules are met or exceeded
Provide accurate forecasting, change management, and financial reporting
Scheduling & Time Management
Develop, update, and maintain comprehensive project schedules
Anticipate and mitigate delays through proactive planning and communication
Coordinate with subcontractors, suppliers, and internal teams to maintain critical path timelines
Qualifications
Minimum 5–7 years of experience as a Project Manager in commercial construction, with specific CMAR experience in higher ed and/or K-12 sectors
Strong knowledge of preconstruction, estimating, and construction processes
Proven success in managing complex projects across multiple stakeholders
Excellent verbal and written communication skills
Ability to travel to project sites across North Carolina as needed
