Title: Project Controls Analyst
Duration: 6+ Months
Location: 100% remote
Job Type: Temporary Assignment
Travel required approx. 4x per year.


In this role, you will work closely within the Design, engineering and construction (DEC) Project Controls team and various internal departments including Site Project Management teams, Pre-Construction, Finance, Accounting, Global Data Center Connectivity, Sourcing and Operations Engineering, etc. The role will support project cost management and risk identification for the centralized procurement management project for equipment, specifically in the connectivity, networking, and fiber space.
The Centralized Procurement Project Controls Cost Analyst will be responsible for budget management, accrual management, cost forecasting, invoice review and actualization, supplier invoice resolutions, receipt validation supporting vendor payments, change management, collaboration with the scheduling team, month-end SOX compliance, and risk management for centralized equipment procurement. Excellent communication, organization, and analytical skills are a must in this highly collaborative role. The ideal candidate will have experience managing and analyzing cost in large, multi-project construction programs. The Centralized Procurement Project Controls Cost Analyst will work closely with the program team and sourcing to understand and report on risks. This is a contract position and includes approximately 5% travel to other Data Centers and headquarters office.
Responsibilities:
Manage internal project budget/schedule of values within project management software (Unifier), for monthly financial reporting on centralized equipment procurement
Manage external project budget and communications within external project management software including commitment management, change management, document control, etc.
Manage monthly accruals, forecasts and cash flows, understand forecast variances, develop monthly executive reports.
Perform verification of receipt of material & equipment, supporting timely vendor payments
Actualize costs against POs for accurate spend tracking
Manage monthly vendor invoice review process within invoicing software, including business partner and vendor review, and communication with Accounts Payable and sourcing
Responsible for accurate quarterly accrual reporting for all existing POs for projects, including communication with vendors and Finance.
Facilitate change order routing and review processes within project management software, content analysis, and executive approval as required.
Interact with vendors, suppliers, and Client stakeholders to resolve invoice holds (supplier invoice resolution via triage, analysis, direct interaction with suppliers and sites)
Review equipment spend financial health with the management team each month (via dashboards, budget software, schedule comparisons, productivity reports, etc.).
Financial closeout of internal budgets, Vendor POs, etc.
Work closely with Sourcing and Site Teams to compare financial forecasts and risks are in alignment with schedule updates.
Assistance with programmatic initiatives, training, and alignment opportunities.
Project and program financial reporting and analytics
Minimum Qualifications:
Must be independent/self-starter
Willing to learn and adapt
Having practical project controls cost experience BA/BS in construction management, engineering, or equivalent.
Minimum of 3 years of experience in construction and project management for various construction programs.
Experience in construction cost forecasting, accrual reporting, Earned Value Management, application for payment reviews, and construction scheduling and planning.
Experience with MS Excel, PowerPoint
Experience with cost control tooling (such as Unifier, eBuilder, Procore, or others).
Experience communicating financial status and schedule details from multiple construction sites to executive management.
General understanding of data center material and equipment
Preferred Qualifications:
2+ years of field experience is preferred.
Data center design and construction and/ procurement experience.
Experience working on with general contractors
Strong communication and management skills
Project manager or project engineer with experience with financial management
Project accountant
Project controls analyst
Cost engineer
