About the Role & Team


As a Field Representative, you will serve as the on-site owner's representative managing construction projects to support the Facilities and Operations Services (FOS) Facility Asset Management team at Aulani Resort. This role combines construction field oversight with project management capabilities as workload demands. The position requires strong construction knowledge, contractor coordination skills, and the ability to transition seamlessly between site supervision and comprehensive project delivery responsibilities.


This position is primarily field focused. The Field Representative may take full ownership of project management duties for smaller projects or serve in a support capacity to the Project Manager on larger programs. Assignment of PM responsibilities will be determined by the Senior Manager of Programs based on project complexity, size, and current workload.


This full-time, salaried position reports to the Senior Manager of Programs. You will collaborate with the Manager of Projects, designated Project Managers, and coordinate all project activities with Aulani's Engineering Service Managers and Operations teams while working onsite at our breathtaking Aulani Resort on Oahu, Hawaii.


What you will do:


+ Serve as owner's representative for assigned construction projects from pre-construction through project closeout

+ Manage and hold accountable all general contractors, subcontractors, and specialty vendors to established contract scope, schedule, and safety standards while maintaining high quality standards

+ Maintain continuous site presence during active construction phases to document daily operations, progress, and field conditions

+ Participate in constructability reviews, value engineering sessions, and pre-bid walkthroughs

+ Support procurement team during contractor prequalification and bid evaluation

+ Conduct regular coordination meetings and site visits with contractors. Coordinate with contractors and operations teams to schedule utility shutdowns, access restrictions, and operational accommodations with resort departments

+ Deliver timely project status updates addressing schedule performance, budget status, risks, and operational impacts

+ Build strong working relationships across resort operations, engineering, and business partners

+ Review and approve contractor Job Hazard Analyses (JHAs) and site-specific safety plans prior to work commencement

+ Conduct daily safety observations and stop work authority when conditions warrant

+ Collaborate with project manager, contractors and owner’s stakeholders to review baseline construction schedules and phasing plans

+ Monitor critical path activities and milestone achievement to maintain project delivery dates. Validate contractor’s workforce levels and resource planning aligns with project schedule.

+ Track and document schedule impacts, delays, and recovery plans

+ Technically competent with various software programs such as construction management software and Microsoft suite of products. Utilize software and technology in the daily operation of the business.


Additional Responsibilities - Project Management Support


+ Facilitate scope definition sessions with stakeholders and design teams to establish clear project deliverables

+ Support cost estimating efforts by providing field input on logistics, construction methods, and construction technologies

+ Inform monthly forecasting of project costs for financial reporting

+ Manage order process from field directive through pricing negotiation to final execution

+ Drive collaborative problem-solving across design, construction, and operations stakeholders

+ Process contractor payment applications with verification of work-in-place and stored materials

+ Manage project budgets and provide timely project spending updates with the support of the Project Controller.

+ Work closely with the Program Manager to accomplish objectives and improve business processes. Focus on continuous performance improvement and efficiency.

Education:


+ Required: High School Diploma/GED plus 5-7 years of construction supervision or superintendent experience on commercial projects that range in value from $100K to $5M+ Preferred: Degree in Construction Management, Architecture, Engineering, or related technical field

The hiring range for this position in Hawaii is $115,500 to $154,800 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
