Job Details

Responsibilities:
Lead the preconstruction process from conceptual budgeting through project turnover
Prepare detailed conceptual and hard-bid estimates for commercial construction projects
Analyze drawings, specifications, proposals, and other documentation to prepare accurate cost estimates
Coordinate with owners, architects, engineers, and subcontractors throughout the preconstruction phase
Develop and manage project budgets, value engineering options, and cost-saving strategies
Solicit and evaluate subcontractor and supplier pricing
Prepare quantity takeoffs and scope analyses
Assist in scheduling, logistics planning, and constructability reviews
Support business development efforts and participate in client presentations as needed
Maintain strong relationships with subcontractors, vendors, and clients
Collaborate closely with operations teams to ensure a smooth transition from preconstruction to construction

Qualifications:
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
5+ years of experience in preconstruction, estimating, or project management within commercial construction
Strong understanding of construction means and methods, pricing, and project delivery systems
Experience preparing conceptual estimates and GMP pricing
Ability to read and interpret construction drawings and specifications
Proficiency with estimating and construction management software
Excellent communication, organizational, and leadership skills
Strong attention to detail and problem-solving abilities
Ability to manage multiple projects and deadlines simultaneously

Preferred Experience:
Experience working on commercial, industrial, healthcare, education, or mixed-use projects
Familiarity with Design-Build, CMAR, and negotiated project delivery methods
Existing subcontractor relationships and market knowledge preferred
