Job Summary The Pre-Construction Services Manager engages in site construction cost modeling, logistics, constructability, and design implementation as a key partner in growing and broadening the geographic influence of our Pre-Development Services team.
Duties and Responsibilities Prepare Pre-Construction Fee Proposals Manage and prepare Comprehensive Conceptual Cost Model packages. Coordinate procurement with vendors based on specifications. Solicit subcontractor pricing for inclusion in bid responses. Formulate project schedules in Microsoft project. Create narrative documents to describe scope of work and qualifications. Prepare Pre-Qualification and Technical Proposal packages. Attend project progress meetings throughout the pre-construction life of assigned projects. Manage quality control for all Pre-Development Deliverables Cost Models Constructability Reviews VE studies Material suggestions Schedules etc. Responsible for the final review of all Pre-Development Cost Models to ensure accuracy, completeness, and appropriateness to Owners needs and BrightViews level of risk tolerance. Prepare Pre-Development schedules and forecast workload. Actively manage and mentor Pre-Development professional staff. Travel to client meetings and project sites as required. Actively participate in Design, Real Estate, and/or Construction industry organizations as a representative of BrightView.
Education and Experience M.A. or B.A. in construction management, landscape architecture, or related field is preferred. Minimum of 10 years of experience working in a commercial site, landscape construction, design-build environment, or other related experience focused on estimating, conceptual cost modeling, project management, and related field experience. Demonstrated successful management of construction design-build projects with values exceeding $1,000,000. Strong understanding of development practices related to complex multi-trade development, including structure work, site structures, engineered soils, site hardscape systems, landscape, and irrigation. Heavy Bid, HCSS, On-screen Takeoff, OST, and/or BIM capability a plus. Significant experience in multi-disciplinary project teams. Demonstrated experience in client management and relationship building. Competent to oversee budget estimate preparation and to manage the full continuum of pre-development activities, meetings, schedules, submittals, etc. Competent to work peer-to-peer with Landscape Architects during the design phase. Competent to manage bid-build or design-build process with branch development office through implementation and turnover.
Physical Demands Requirements Constant operation of a computer and other office equipment, such as a laptop, acell phone, and printers/copiers. Position is sedentary, must be able to remain in a stationary position for the majority of time.
Work Environment This role works in an office setting with site visits and travel occasionally required.

Compensation Pay Range: $85,000 - $110,000 BrightView offers a suite of health, wellness, and financial benefits to full-time team members.
