Title: Real Estate Portfolio Manager

Department: Commercial Lending

Reports to: Credit Leader/Portfolio Leader

Summary:

The Real Estate Portfolio Manager supports the Commercial Real Estate (CRE) lending team through the management, administration, servicing, and risk oversight of an assigned portfolio of commercial real estate loans and relationships. This role partners closely with Commercial Real Estate Lenders, Credit Administration, Loan Operations, Treasury Management, and other internal stakeholders to maintain credit quality, support borrower needs, monitor portfolio performance, manage risk, and contribute to relationship growth and profitability.

Essential Duties and Responsibilities:

  • Manage, monitor, and service assigned portfolio of commercial real estate loans and relationships.
  • Obtain and analyze financial information for new loan requests, annual reviews, renewals, and modifications; prepare term sheets, credit memorandums, and recommendations.
  • Conduct ongoing portfolio reviews and risk assessments of borrower financial performance, property cash flow, collateral, appraisals, and market conditions.
  • Assess creditworthiness of borrowers and guarantors and recommend risk mitigation strategies.
  • Support Commercial Real Estate Lenders with underwriting, due diligence, client calls, relationship management, and portfolio growth.
  • Review loan documentation for accuracy and attend loan closings as needed.
  • Coordinate with internal departments and third-party vendors to support loan closings and servicing.
  • Coordinate appraisals, environmental reports, inspections, and related due diligence.
  • Monitor covenant compliance, insurance, taxes, loan exceptions, occupancy trends, delinquencies, and portfolio performance.
  • Develop and recommend strategies to mitigate portfolio and credit risk.
  • Identify and escalate emerging credit, collateral, compliance, or operational concerns.
  • Prepare portfolio reports and management reporting for senior leadership.
  • Collaborate with Relationship Managers, Treasury Management, Private Banking, and other partners to deepen relationships.
  • Support compliance with Bank policies, BSA/AML requirements, and banking regulations.
  • Provide guidance and mentorship to junior team members.
  • Participate in community and business development activities.
  • Perform other duties and special projects as assigned.

Job Qualifications:

 

  • Bachelor's degree in Finance, Accounting, Business Administration, Real Estate, Economics, or related field; or equivalent experience.
  • Three (3) or more years of experience in commercial real estate lending, commercial banking, credit analysis, underwriting, or portfolio management.
  • Strong knowledge of commercial real estate underwriting, financial statement analysis, collateral valuation, and credit risk management.
  • Ability to analyze borrower financial statements, tax returns, rent rolls, operating statements, appraisals, market data, and repayment capacity.
  • Working knowledge of commercial loan documentation, portfolio administration, regulatory compliance, and commercial banking practices.
  • Strong communication, presentation, organizational, analytical, and relationship management skills.
  • Proficiency in Microsoft Office applications, financial analysis tools, and commercial lending software systems.
