Amazon is currently looking to hire a real estate professional to fill the role of Portfolio Manager within the GOES Portfolio Management team and play a critical role in driving portfolio optimization globally. This is an exciting opportunity to join the GOES organization with a mandate to Think Big and unlock value from Amazon's operations network. The role will be a critical team member in Portfolio Strategy, which leverages data-driven insights and cross-functional collaboration to drive value and cost saving optimization opportunities. These savings are delivered via early and bulk lease renewals, the strategic acquisition of leased sites, holistic All Business Unit (BU) MSA deep dives of the existing network and future capacity needs, and identifying unused excess space in operational facilities for co-locations.

The position will work across the Portfolio Strategy workstreams, engaging where needs exist in order to meet GOES-PM objectives and provide a broad exposure to real estate portfolio optimization. This includes supporting lease renewal strategy and execution, developing and executing on strategies identified in the All BU MSA Deep Dives, working to repurpose planned site exits with a different BU, performing data collection and analysis on excess operational space, help pursue idle assets recovery strategies such as internal transfers, subleases, and terminations, and support Leased Site Acquisitions (LSAs) where Amazon purchases an existing leased site to create savings and gain ownership.

This role will directly contribute to the GOES developer mindset vision for portfolio management. The vision focuses on improving utilization, reducing cost, and generating value from the existing network. By prioritizing the existing network for capacity needs, GOES is proactively reducing the need for new POR solves and lowering costs. These efforts expand the margin GOES creates from the existing network, shifting away from the historic view of Ops facilities as cost centers.

The role will involve extensive cross-functional partnership with other Amazon teams, both within GOES, and outside. The role will report up to the Head of Portfolio Strategy, GOES Portfolio Management. The role will ideally be based in the Nashville, Bellevue, or Arlington corporate offices, although other locations will also be considered. NA travel will be required, also potential for periodic EU travel.

Key job responsibilities

  • Develop strong partnerships with NA Real Estate to support lease renewal strategy and execution as well as All BU MSA Deep Dives that yield well-developed cost-saving and cost avoidance optimization recommendations and spearhead bringing those recommendations to conclusion.
  • Analyze site exit data to join BU requirements with sites that are slated for closure and exit, thereby de-risking the new solve.
  • Collect and analyze data on excess operating space and land, in partnership with NA Real Estate, to advance internal transfers and revenue generating opportunities from the unused areas.
  • Support the execution of idle asset recovery strategies, such as internal transfers, subleases, and terminations.
  • Support LSA strategy in NA and the rollout of the global LSA strategy in ROW, as LSAs increasingly into new countries.
  • Support the existing GOES Portfolio Management teams with other Portfolio Strategy initiatives as needed.
