What this job involves–
The Operating Engineer will have a strong focus on operating,maintaining,troubleshootingand repairing facility equipment on all systems. Individuals are expected todemonstratetechnicalexpertisein one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in othersin order tosuccessfully complete daily/weekly work assignments.
What is your day to day?
Perform maintenance,monitoringrepairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned
Maintains responsibility for facility services, preventative maintenance,purchasingand inventory control, contracted maintenance, general maintenance, and technicalproficiency.
Maintenance of the equipment will include cleaning, inspecting, calibrating, and changing parts tomaintainthe HVAC systems and associated equipment atoptimumperformance levels
Record readings andmake adjustmentswhere necessary to ensure proper operation of equipment
Comply withdepartmental policy for the safe storage, usage, and disposal of hazardous materials;maintaina clean and safe workplace
Perform periodic checks of tool and instrument inventory
Monitor the quality and pricing of maintenance work performed by outside contractors
Required to bend, sit, kneel, squat, stand,reachand lay asrequiredto access equipment components for extended periods of time.
May berequiredto work exposed to heat, sunlight, rain, cold, daylight and night-time hours.
Desired experienceand technical skills
Required
6-8yearsexperiencemaintainingand repairing commercial building systems
Ability toanalyzethe operation of various Commercial or Industrial Mechanical, Electrical, Plumbing and HVAC systems,determinethe cause of any problems/malfunctions and take correctiveaction
EPA 608 Type II Certification
Working knowledge of computer applications including Word and Excel
High School diploma or GED equivalent
Preferred
EPA 608 Universal Certification
Two years of trades schooling in electrical system design, refrigeration, and HVAC
BMS System Knowledge
