Job Summary

Accountable for occupancy planning and space management analysis and coordination. To ensure efficient utilization and optimization of Horizon's real estate portfolio, the role provides occupancy and space planning support and analysis to the enterprise on various levels, including conducting reviews, developing scenarios, tracking KPIs, and ensuring accurate database management. Collaborates closely with the Real Estate team on projects and engages cross-disciplinary partners to develop and implement initiatives and standards.

Responsibilities:

  • Determine current and future space management and occupancy planning needs by conducting assessments, analyzing data and creating forecasts.
  • Prepare space analyses, develop strategies, and make recommendations that align with organizational goals.
  • Coordinate occupancy planning projects and scenario development, from programming and test fitting to implementation and presentation.
  • Assist with the development of occupancy scenario plans, analyze utilization data, and engage with various stakeholders to develop innovative solutions to space requests.
  • Support and manage customer expectations, conduct annual reviews and quarterly updates of space and occupancy planning work.
  • Facilitate meetings with relevant stakeholders, provide agendas, minutes, and project management fundamentals.
  • Report on and support program updates on a weekly, monthly, and quarterly basis, highlighting risks and opportunities.
  • Coordinate space among user groups to maximize real estate usage while enhancing adjacencies for improved collaboration and workflow.
  • Create and maintain templates and processes to standardize space requests, provide solutions, and build efficient space programs.
  • Partner with the real estate team on design management, review architectural plans, support with test fits, and support the move management team on large capital projects.

Education/Experience:

  • High School Diploma/GED required.
  • Bachelor's degree preferred, or related experience in lieu of degree.
  • 2 - 3 years of experience in space utilization and occupancy planning, workplace design, and related disciplines is a plus.
  • Not required, but positive consideration will be given to candidates with Change Management experience including developing, analyzing, and implementing workplace strategies.

Knowledge:

  • Strong knowledge of PowerPoint, Word, Excel, and Teams.
  • Strong ability to analyze a variety of data sets and expertise in operating various technologies and database applications including reservation-based software.
  • Team-oriented mind-set and comfortable working independently and with a broader team.
  • Familiarity with architectural drawings; furniture, fixtures, and equipment; design and space planning concepts; project management knowledge.

  • Excellent interpersonal and organizational skills with the ability to manage multiple projects simultaneously.
  • Ability to effectively partner with business owners to deliver flexible space solutions.

  • Strategic thinking and ability to analyze situations and identify opportunities that align with strategic goals.
  • Utilize strong interviewing and listening skills to interpret and translate customers stated business needs into scope and space requirements.
  • Demonstrate a high degree of flexibility in adapting to rapidly evolving business needs, effectively resolving new requirements and scope challenges.
  • Apply critical thinking to dynamically address planning challenges, ensuring thoughtful and well-rounded solutions.

Travel:

Domestic travel as required.

Salary Range:

$70,500 - $94,395

This compensation range is specific to the job level and takes into account the wide range of factors that are considered in making compensation decisions, including but not limited to: education, experience, licensure, certifications, geographic location, and internal equity. This range has been created in good faith based on information known to Horizon at the time of posting. Compensation decisions are dependent on the circumstances of each case.
