Position Purpose: The Operations Manager will be assigned to perform the role of Community Manager, at various Northland communities in their assigned region, as determined by staffing needs. When assigned to a community they will perform all duties and have all responsibilities of the Community Manager, representing Northland to residents, staff, and the public, and directing day to day operations at that location. Operations Managers will also be responsible to fill the role of Assistant Community Managers, or travel to underperforming sites to train employees, and improve performance.

Essential Functions:The following list of essential job functions is not exhaustive and may be supplemented or changed as necessary.

  • Performs the role of Community Manager or Assistant Community manager when and where assigned.
  • Monitors and enforces compliance with all pertinent company policies, procedures, and standards at assigned community.
  • Hires, trains, develops, and manages community staff as outlined in Standard Operating Procedures.
  • Supervises and directs the appropriate scheduling of staff and contractors to meet business needs and the community hours of operation.
  • Has a clear working knowledge of community accounting and operating procedures, as well as Fair Housing Laws, Risk Management, and OSHA requirements
  • Oversees approval of all rental applications and renewal process and implements approved rental standards and qualifications established by Northland Investment Corporation.
  • Maintains a flexible schedule and fills in other positions as required.
  • Interacts with the public, residents, and staff in a professional and courteous manner. Assists with questions, solves problems and any other duties as required.
  • Travels to underperforming sites to train staff, works to improve performance and raise revenue.

Qualifications and Requirements:The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.

  • A minimum of two years of supervisory or management experience in apartment, hotel, motel, or real estate environments is required, including experience overseeing staff and contractors, or an equivalent combination of education and experience.
  • Ability to effectively advertise, market, lease, and promote Northland and its communities to the general public.
  • Strong supervisory skills in overseeing employees and contract service providers.
  • Proficient with technology including Microsoft Office and adept with a variety of property management systems.
  • Ability to frequently walk the community in order to oversee all activities and areas of operation.
  • Must have strong judgement and critical thinking skills and be able to work independently.
  • Must be able to set and revise priorities dependent upon workload.
  • Perform additional work and assignments as assigned.
  • Travel is required based on business need – up to 75%

Physical Requirements:

  • Must be able to stand, walk, and/or sit for extended periods of time, climb, bend, and squat.
  • Must be able to occasionally push, pull, lift, and carry weights up to 50 pounds.
  • Must be able to work inside and outside in all weather conditions.
