Position Summary

Epic Asset Management is seeking a skilled and dedicated Multi-Site Maintenance Technician to join our dynamic team. This role provides an exceptional opportunity to showcase and expand your expertise across a variety of properties and asset types. You will be instrumental in maintaining the physical integrity of our communities, ensuring they meet the highest standards of safety, cleanliness, functionality, and appearance. Local travel to assigned properties is a requirement for this position.


Key Responsibilities

Maintenance and Repairs

  • Diagnose and perform maintenance tasks, including plumbing, electrical, HVAC, carpentry, and appliance repairs, ensuring compliance with company policies and safety regulations.
  • Complete work orders and preventative maintenance efficiently, maintaining detailed records of all work performed.

Unit Turnovers

  • Prepare vacant units for new residents by conducting inspections, performing repairs, and coordinating vendor services as needed.
  • Ensure all apartments meet company standards before move-in.

Property Needs Assessment and Resolution

  • Travel to assigned properties to assess and address maintenance concerns.
  • Identify property needs, effectively communicate necessary repairs or improvements to management, and manage resolutions to completion.

Grounds and Amenities

  • Maintain the cleanliness and appeal of common areas, grounds, and amenities by conducting routine inspections, removing debris, and performing minor repairs.

Safety and Risk Management

  • Adhere to OSHA and company safety policies, attending regular safety meetings, and promptly reporting incidents or hazards.
  • Conduct property inspections to identify and address safety concerns or maintenance needs.

Inventory and Cost Management

  • Monitor and manage maintenance supplies, ensuring appropriate stock levels and minimizing waste.
  • Practice cost-effective solutions by repairing rather than replacing equipment and parts whenever possible.

Team Collaboration and Training

  • Work closely with property managers, supervisors, and team members to achieve maintenance goals and support property operations.
  • Provide guidance and training to junior technicians, as needed.

On-Call Responsibilities

  • Participate in the company on-call rotation for after hours emergencies, responding promptly and professionally to urgent maintenance needs.
  • Assess emergency situations and take appropriate action to protect resident safety and property integrity until a full repair can be completed.
  • Maintain availability during assigned on-call shifts, ensuring reliable communication and timely response to service calls.
  • Document all after-hours service requests and actions taken for follow-up and compliance.

Qualifications & Skills

  • Prior experience in multi-family property maintenance or a similar role is highly preferred.
  • Proficiency in diagnosing and repairing HVAC, plumbing, electrical, and general maintenance issues.
  • Strong organizational skills with the ability to manage multiple priorities effectively.

Certifications and Requirements

  • Travel to assigned properties is required; a valid driver's license, insurance, and reliable transportation are necessary.
  • EPA Certification (Type I and II or Universal) is required for handling refrigerants.
  • Ability to lift and move heavy objects (occasionally up to 150 lbs.) and work on your feet for extended periods.
