Model Row Superintendent

Position Summary:

The Model Row Superintendent oversees the condition, appearance, and overall presentation of all model homes, model row environments, sales offices, and design centers. This role coordinates and assigns work to qualified vendors, ensuring repairs and maintenance are completed efficiently and in accordance with company standards.

Key Duties and Responsibilities:

• Oversee and coordinate all maintenance and repairs across model homes and model row areas
• Ensure exterior grounds are consistently maintained, including landscaping, walkways, and curb appeal standards
• Coordinate pool maintenance for applicable model homes
• Maintain the presentation, functionality, and upkeep of sales offices and design centers
• Ensure model homes remain show-ready at all times, including cleanliness and overall presentation
• Coordinate paint touch-ups, millwork repairs, and finish detail corrections
• Monitor and ensure prompt removal of trash, debris, and visual distractions throughout model areas
• Ensure all model home systems and features, including televisions and electronics, are fully operational
• Conduct routine inspections and walkthroughs to maintain quality and presentation standards
• Coordinate with vendors, trades, and internal teams to ensure timely and high-quality completion of work
• Responsible for hurricane preparation procedures.
• Manage special projects and perform additional related duties as assigned.

Education & Experience:

• High School diploma required
• A minimum of three (3) years hands-on experience in residential, single-family construction or as a service representative for a homebuilder preferred.

• Demonstrates sound judgment, adaptability, and confidence in decision-making.
• Must be able to interact with customers in a firm, yet professional, and service-oriented manner.
• Strong attention to detail with a focus on presentation and finish quality.
• Experience in construction, property maintenance, or model home operations.
• Must be self-motivated, with the ability to make decisions, meet objectives, and maintain a positive, professional attitude.
• Proven ability to meet deadlines, work under pressure and multi-tasks.
• Must have excellent time management skills, follow-up and organizational skills.
• Must be able to establish rapport and develop effective working relationships with superintendents, subcontractors, vendors and homeowners. Must be able to understand homeowner’s perspective in each individual situation and react accordingly.
• Excellent verbal and written communication skills are required.
• Must have strong computer skills and be proficient in Excel.
• Must be able to work occasional evenings and weekends.
• Driver’s License: Must have a valid driver’s license and reliable transportation.

Other Requirements:

• Participate in one company Grand Opening per year when applicable
