About the Role
The Manager of Lease Accounting & Fixed Assets ensures the financial integrity of the company’s lease and asset portfolios. Key responsibilities include leading ASC 842 compliance, overseeing the fixed asset lifecycle (from CapEx to disposals), and applying GAAP expertise to technology and SaaS investments. Additionally, the role manages facilities-related expenses, strengthens SOX controls, and leads onshore/offshore teams to streamline month-end close and provide cross-functional financial insights.
Responsibilities
Oversee and verify the monthly rent run, ensuring all activity is complete, accurate, and compliant with underlying lease terms. Review and approve lease changes and inputs within Oracle to ensure accurate ASC 842 accounting and reporting.
Oversee accounting and reporting for occupancy- and facilities-related expenses, including rent-related operating expenses, common area maintenance (CAM), utilities, and other facility costs, ensuring accurate accruals, classifications, and period recognition.
- Manage and review landlord payment activity, including reconciliation and approval of triple-net (NNN) charges. Ensure billings are compliant with lease terms and approve all adjustments to rent batches, including new and renewing store payments and escrow changes.
- Oversee the full fixed asset lifecycle, including capitalization, additions, transfers, disposals, and depreciation, ensuring compliance with Company policy and U.S. GAAP.
Oversee accounting for cloud computing and SaaS arrangements, including evaluation of implementation costs, capitalization versus expense treatment, amortization, and ongoing expense recognition in accordance with U.S. GAAP and Company policy. Partner with IT and Technology teams to review contracts and project costs related to hosted and cloud-based systems.
Prepare and/or review reconciliations, journal entries, roll-forward schedules, and supporting documentation for fixed assets, construction-in-progress, lease liabilities, SaaS-related balances, and occupancy-related accounts as part of the monthly close process.
Ensure compliance with SOX requirements by identifying, assessing, and mitigating financial and operational risks. Maintain accurate and current process documentation and control narratives. Prepare annual lease obligation schedules and supporting documentation for inclusion in the Form 10-K.
Lead and support special projects, including ad-hoc reporting, technical accounting analysis, process improvements, system enhancements, and other initiatives supporting Executive Management and broader Finance objectives.
Knowledge, skills & abilities requirements
- Bachelor’s degree in accounting or related field
- Minimum of 5–7 years of progressive accounting experience, preferably in a public company or international corporate environment
- Prior people-management experience required
- Retail or large portfolio lease accounting experience required (ASC 842)
- Fixed asset accounting experience required
- Experience with cloud computing and SaaS accounting, including implementation and hosting costs, preferred
- Understanding of technology-related CapEx and hosting arrangements under U.S. GAAP
- Advanced Excel skills and strong Microsoft Office skills (Word, PowerPoint, Outlook) required
- Oracle experience preferred
- Experience with lease accounting software a plus

Working conditions & physical requirements
This will be a hybrid role required to be onsite at the corporate office on specified days. The work environment generally involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, retail stores, and residences or commercial vehicles, e.g., use of safe work practices with office equipment, avoidance of trips and falls, observance of fire regulations and traffic signals, etc. The work area is adequately lit, heated, and ventilated.
The work is sedentary. Typically, the employee may sit comfortably to do the work. However, there may be some walking, standing, bending, and occasionally requires carrying, moving and setting up of computers, for example desktops, monitors, printers, and other small hardware in the testing lab.
