BASIC FUNCTION
- Responsible for maintaining the entire property in a safe and attractive condition
- Assist in all areas of maintenance when needed
- Responsible for delivering quality and efficient work within a timely manner
RELATIONSHIPS- Reports to Maintenance Supervisor
- Maintain professional relationships with other staff members, working closest with other maintenance workers
- Maintains professional relationships with current and prospective residents
- In the absence of the Maintenance Supervisor, reports to Assistant Maintenance Supervisor or Property Manager
RESPONSIBILITIES- Satisfies service request per work orders, following company procedure:
- Enter at residents' convenience, if possible
- Makes proper repairs
- Cleans up thoroughly
- Observes condition of apartment and reports on any unusual conditions (e.g. cleanliness, pets, number of occupants, etc.)
- Leave completed notice of work performed
- Apartment make-ready procedures:
- Paints
- Cleans carpets, windows, appliances
- Services appliances, plumbing, electrical fixtures
- Repairs or replaces old and faulty parts
- Changes/checks door locks
- Replace light bulbs as needed
- Troubleshoots all maintenance aspects of apartment
- Utilized the Make Ready Checklist
- Assists with HVAC Repairs under the direction of the Maintenance Supervisor
- Assists in taking after-hour emergencies and participates in the On-Call Rotation Schedule
PREVENTIVE MAINTENANCE:- Assists in making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and all other major equipment:
- Checks for appearance and cleanliness
- Checks structure of building for cracks
- Checks for excessive wear
- Checks for faulty parts
- Make repairs or replacements as necessary and with approval of Maintenance Supervisor and/or Manager
EMERGENCY MAINTENANCE:- Is on call for emergency duty when assigned
- Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants
- Maintains an emergency telephone list assigned by the Maintenance Supervisor or Manager
- Follows all company emergency policies and procedures
OTHER:- Assists in maintaining inventory of tools, equipment and supplies
- Assists in removing resident belongings including carrying/lifting furniture
- Picks up trash on property as necessary
- Reports on all needed repairs to Maintenance Supervisor
- Assists with all other types of maintenance when necessary
- Attends all instructional classes conducted by both management and outside vendors
- Maintains Key Control according to Capital Assets Company Policy
- Demonstrates a positive, team player attitude and delivers 100% Customer Service at all times
QUALIFICATIONS- High School Education or equivalent
- Full-time maintenance experience
- Have my own basic set of hand tools
- Have good safety habits
- Have experience with electricity, HVAC Systems, plumbing and carpentry
- Perform in a courteous manner when working under pressure
- Have working knowledge in all aspects of apartment maintenance
- Am compatible with wide range of people
- Can live on-site (If Required)
PHYSICAL CAPABILITIES- Has the physical capability to climb a 30-foot ladder when necessary
- Has the physical capability to complete HVAC repairs that are located on a roof when necessary
- Has the physical capability to complete other repairs that are located on a roof when necessary
- Has the physical capability to walk for an extended period of time when necessary
- Has the physical capability to bend and squat when necessary
- Has the physical capability to properly lift objects over 25 lbs when necessary
- Hase the physical capability to walk up and down stairs
