Queen Village Apartments - Maintenance Worker

Overview:
Queen Village Apartments is seeking a reliable and skilled Maintenance Worker to join our team. Under the direction of the Property Manager, the Maintenance Worker is responsible for maintaining the overall condition, safety, and appearance of the property. Candidates with A/C experience are strongly encouraged to apply.
### Key Responsibilities:
- Assist with all property maintenance projects.
- Perform light electrical repairs (appliances, fixtures, outlets, switches, circuits, etc.).
- Handle light plumbing repairs (unclog stoppages, replace fittings, repair/replacement of faucets, water heaters, sewer line clearing, etc.).
- Repair or replace broken glass, tiles, screens, garbage disposals, locks, shades, appliances, and perform light roofing repairs.
- Conduct interior and exterior painting.
- Perform light carpentry and drywall repairs (taping, floating, acoustic replacements).
- Assist with custodial duties in common areas (trash removal, sweeping, mopping, vacuuming, window cleaning, etc.).
- Provide extermination services when required.
- Participate in the emergency on-call schedule for evenings, weekends, and holidays (including lockouts, property security, and vehicle towing).
- Maintain inventory control and ensure proper use of tools, equipment, and supplies.
- Work with the Property Manager to establish daily priorities, complete work orders, perform routine maintenance, and prepare vacant apartments for occupancy.
- Refurbish units prior to move-ins.
- Ensure all equipment maintenance follows manufacturer recommendations and safety guidelines.
- Keep accurate records of preventative maintenance, inspections, work orders, and inventory.
- Maintain knowledge of water and gas shut-offs and sewer clean-outs, and keep a clear map of locations.
- Conduct routine checks of outdoor/common area lighting and replace bulbs as needed.
- Assist with move-in and move-out inspections as needed.
- Support the Property Manager in weekly property inspections, performing repairs and janitorial tasks as necessary.
- Follow all required safety procedures, including wearing work boots, gloves, and goggles when necessary.
- Perform other duties as assigned.
### Job Requirements:
- Minimum 6 months of experience in maintenance, repair, or related work.
- Proficiency in using hand tools and power tools (saws, drills, etc.).
- Ability to lift and carry up to 50 lbs. (and up to 150 lbs. with mechanical assistance), climb ladders, and move heavy items safely.
- General mechanical aptitude and experience with apartment or property maintenance preferred.
- Basic knowledge of electricity (AC circuits, DC controls) and plumbing.
- Willingness to work evenings, weekends, holidays, or in adverse weather conditions as needed.
- Ability to travel to assist other apartment complexes when required.
- Must pass a background check (clean record required).
