The Maintenance Turn Technician is responsible for make ready repairs, trouble-shooting and self-performance of maintenance work orders as assigned. The employee is required to be able to perform intermediate level maintenance and repairs in single family homes.
Key Responsibilities
Property Turnovers: Perform all make ready repairs on vacant homes including painting, drywall repairs, and intermediate level renovations between tenants
Maintenance Work Orders: When not actively engaged in a turnover, complete an average of six multi-trade work orders per day including troubleshooting and performing work independently.
Inspections: Performing vacant and occupied property inspections, creating WO’s and addressing any maintenance issues found.
Interact professionally with tenants as needed to assess issues, clarify work orders, and schedule repairs.
Communicate with office staff when issues require escalation to ensure appropriate vendors are assigned.
Proficient in using technology to receive and process work orders, manage inventory, upload photos, and communicate via email and messaging platforms.
Order parts and create follow-up work orders for additional repairs.
Self-Performance May Include
Basic HVAC diagnostic and repair
Electrical and plumbing repairs
Painting and drywall repair
Rekeying and replacing locksets
Carpentry repair
Install blinds and fixtures
Trash out and securing of the home
Replace batteries, bulbs, and filters as needed.
Additional repairs as needed

Working Conditions
Indoor and outdoor work in all types of weather conditions.
May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 50 lbs.
Must travel throughout your respective market area and be willing to utilize a digital tracking system on your vehicle as provided by the company.
Education & Experience Requirements
High school diploma or equivalent
Reliable transportation
Hand tools related to type of work to be performed
Experience as maintenance technician
Above average ability to communicate with others and work as part of a team
Intermediate computer skills and the ability to learn new software
Knowledge of rental property management standards and practices
