Fountains at McLean is a 502-unit condominium community located in McLean, Virginia, consisting of two mid-rise buildings, thirteen garden-style buildings, and a clubhouse. We are seeking a dependable and hands-on Maintenance Technician to join our team and help maintain the community's buildings, grounds, and overall appearance.
In this role, you will be responsible for responding to resident service requests and performing a variety of maintenance tasks throughout the property.
The ideal candidate will be comfortable working both indoors and outdoors, climbing ladders, accessing rooftops, and responding quickly to emergency situations. Strong problem-solving skills, attention to detail, and a commitment to providing excellent service are essential.

The Maintenance Technician is a full-time employee of Fountains at McLean Condominium; employment is at will, and Fountains at McLean reserves the right to dismiss an employee at any time with or without cause. The Maintenance Technician is responsible for the overall integrity and functioning of the building systems of Fountains at McLean Condominium.
Compensation:$60,000 yearly
Responsibilities:- Plan and implement preventative maintenance procedures to maximize equipment operations and minimize safety risks
- Examine building windows, walls, and doors for damage and perform repairs when needed
- Make records of when any equipment was services and repairs were made
- Ensure all equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring are in working order by conducting routine maintenance and handle any repairs, if needed
- Manage other maintenance requests as required
- Perform general operation, maintenance, and repair of buildings, common areas, and community facilities.
- Respond promptly to resident service requests and maintenance issues.
- Complete drywall repairs and painting associated with repair work.
- Conduct regular inspections of the grounds, including the front and rear of all buildings, to ensure cleanliness and curb appeal.
- Inspect and monitor boilers in the mid-rise buildings.
- Walk and inspect each floor of the buildings to identify maintenance or safety concerns.
- Inspect sprinkler rooms and related building systems.
- Replace HVAC filters and light bulbs as needed.
- Paint unit entry doors and other common area surfaces as assigned.
- Respond to water leaks, identify the source of the issue, and perform or coordinate necessary repairs.
- Monitor and check fire alarm panels and related life-safety systems when required.
- Pick up maintenance supplies, materials, and equipment as needed.
- Install portable air conditioning units when necessary.
- Safely climb ladders and access the rooftops of mid-rise buildings to perform inspections and maintenance tasks.
- Respond quickly and effectively to emergency situations and notify appropriate personnel when necessary.
- Maintain compliance with all federal, state, local, and OSHA safety regulations and standards.
On-Call and Emergency Response Responsibilities
- Carry and remain reachable by a company-provided emergency cell phone during assigned on-call periods.
- Participate in the on-call rotation, typically every two weeks.
- Respond to after-hours emergencies that pose a threat to life, property, residents, or common areas.
- Be available to perform emergency maintenance during evenings, weekends, holidays, and other non-scheduled work hours when required.
- Address emergency conditions, including, but not limited to:
- Sewer backups
- Water intrusion and flooding in units or common areas
- Building system failures
- Other urgent maintenance-related incidents
- Perform corrective actions to resolve emergency situations and ensure affected areas are properly cleaned and restored following the incident.
- Document emergency responses and communicate issues to management as appropriate.
Qualifications:- Superb attention to detail, work ethic, and communication skills
- Has high school diploma, GED, or equivalent
- Available to be on call and respond to maintenance requests on nights and weekends
- 2+ years of maintenance experience
- Strong understanding of maintenance equipment, techniques and procedures
- Experience in general building maintenance, repairs, and troubleshooting.
- Knowledge of plumbing, drywall, painting, and basic building systems.
- Ability to identify and diagnose maintenance issues, including water leaks and equipment malfunctions.
- Ability to work independently and prioritize multiple tasks.
- Comfortable working indoors and outdoors in varying weather conditions.
- Ability to climb ladders, access rooftops, and perform physically demanding tasks.
- Strong customer service, communication, and problem-solving skills.
