About the Role
We are seeking a dependable and motivated Maintenance Technician to support our residential communities during overnight hours in the Chicago market. This entry to mid-level role is responsible for responding to maintenance work orders, addressing after-hours emergencies, and ensuring our properties remain safe, compliant, and well-maintained.
This is a hands-on position requiring independent judgment, accountability, and strong follow-through. The Night Shift Technician must be comfortable working independently while maintaining communication with supervisors and property management teams.
This role is ideal for someone who takes ownership of assigned properties, works efficiently without constant oversight, and understands the importance of both resident experience and regulatory compliance.
Responsibilities & Essential Functions
The duties listed below represent the core responsibilities and essential functions of this position and must be performed with or without reasonable accommodation: Schedule: Monday-Friday, Shift begins at 4:30PM and on call as needed. On call coverage is required during weekends.
Respond to maintenance work orders within established timeframes
Troubleshoot and resolve HVAC, plumbing, carpentry, electrical, and general repair issues
Accurately document work performed, including time, notes, and photos in AppFolio
Create work orders for deficiencies identified while on site
Close completed work orders promptly and accurately
Complete preventative maintenance tasks as scheduled
Prepare units and properties for inspections, including bank, housing, and licensing inspections
Follow proper occupied unit entry procedures and provide required notices
Communicate work order progress clearly and professionally with residents
Participate in scheduled overnight on-call rotation
Respond to after-hours emergencies in a timely and professional manner
Support compliance with the Chicago Heat Ordinance during winter months
Assist with snow removal and preventative salting efforts as needed
Maintain a clean and organized maintenance workspace
Follow all Company safety, purchasing, and vendor policies
Travel between assigned properties within the Chicago market
Frequently stand, walk, bend, kneel, and climb stairs
Lift and carry materials up to 50 pounds
Work indoors and outdoors in varying weather conditions, including snow and freezing temperatures
Utilize appropriate PPE and follow safe work practices
Handle tools, maintenance equipment, and materials safely
Requirements
High school diploma or equivalent preferred
Previous residential maintenance, facilities, or property management experience preferred
Basic working knowledge of HVAC, plumbing, carpentry, electrical, and general repair
Ability to troubleshoot and complete routine repairs independently
Experience using property management or mobile work order systems preferred; AppFolio experience a plus
Valid driver’s license
Reliable transportation
Availability to work overnight shifts and participate in on-call rotation
Ability to pass background screening
Consistent attendance and punctuality
