JOB DESCRIPTION: Maintenance Technician

REPORTS TO: Maintenance Supervisor and/or Property Manager

SUMMARY: Maintenance Technicians will fulfill contractual obligations with the Community Association. Maintenance Technicians will complete assigned work orders in a reasonable timeframe while reporting to the onsite Maintenance Supervisor. Maintenance Technicians will conduct their work in a manner that is consistent with the Association and Seacrest Southwest's values and mission.

Essential Functions

  • Inspect the common areas and property perimeter daily; pick up and dispose of trash and debris.
  • Clean and maintain all common areas, including the clubhouse, pool deck, furniture, stairwells, elevators, carports, and walkways.
  • Pressure wash or hose down common areas as needed.
  • Perform minor maintenance and handyman repairs that do not require a license or building permit.
  • Troubleshoot and complete minor electrical and plumbing repairs.
  • Perform painting and touch-up work on common areas, fixtures, doors, and other property features as needed.
  • Inspect common area lighting, replace bulbs and sensors, clean light fixtures, maintain an inventory of lighting supplies, and reprogram light timers as needed.
  • Regularly inspect A/C drip pans and clear drainage clogs.
  • Inspect the property for drainage issues, cracks, and other maintenance concerns, and report findings to the Maintenance Supervisor.
  • Conduct monthly unit inspections.
  • Accompany the pest control vendor during scheduled service visits and provide access to units as needed.
  • Assist with the setup, breakdown, cleaning, and proper storage of association equipment for community events.
  • Remove, clean, and maintain refuse containers.
  • Maintain excellent working relationships with the Maintenance Supervisor, Property Manager, vendors, residents, and staff.
  • Follow all company safety policies, procedures, and health and safety regulations.
  • Plan, organize, and prioritize work assignments to meet deadlines while exercising sound judgment in resolving routine maintenance issues.
  • Perform other duties as assigned by the Property Manager or Maintenance Supervisor.

MINIMAL QUALIFICATIONS:

  • The ideal candidate will have 2+ years of related maintenance experience (Condo or HOA preferred).
  • General knowledge of plumbing, carpentry, electrical, landscape, HVAC, and other trades.
  • Experience in a variety of community/building repairs.
  • Must have good English communication skills, spoken and written. Multiple language fluency is helpful but not required.
  • A clean driving record and a valid U.S. Driver’s license. Physical Demands 
  • Ability to climb stairs and ladders.
  • Ability to work in high places.
  • Ability to move oneself and various items of equipment and materials to locations inside and outside buildings.
  • Ability to exert up to 40 lbs. of force occasionally, and/or up to 10 lbs. of force constantly.
  • Ability to lift objects weighing no more than 30 lbs.
  • Ability to work in hot and cold environments, inside or outside buildings.
  • Ability to perform the physical nature of the tasks listed above.

 

Work Environment / Conditions
