Manchester Housing and Redevelopment Authority (MHRA) is seeking a skilled and dependable Maintenance Technician to help maintain our public housing communities and administrative buildings. This is a full-time, 40-hour-per-week position; Monday-Friday 7AM-3:30PM with overtime as needed and an on-call component after your initial training period.
What You'll Do
As a Building Maintenance Technician, you'll perform a variety of maintenance and repair tasks to ensure our properties remain safe, clean, and well-maintained. Responsibilities include:
- Respond to routine and emergency maintenance work orders.
- Perform preventive maintenance on residential units, common areas, and MHRA facilities.
- Complete repairs appliances, carpentry, drywall, painting, flooring, doors, windows, locks, lighting, roofing, and general building maintenance, consistent with MHRA, HUD, local, state, and federal standards.
- Troubleshoot and complete basic repairs related to plumbing, heating and cooling systems, and household appliances.
- Prepare vacant apartments for new residents.
- Complete repairs identified during inspections.
- Assist with grounds maintenance, trash removal, snow removal, and seasonal property upkeep.
- Operate and maintain tools, equipment, and MHRA vehicles safely.
- Maintain accurate virtual work orders and maintenance records.
- Follow all safety policies and procedures while providing excellent customer service to residents.
Required Qualifications
- High school diploma or GED.
- Four (4) years of experience in building maintenance, mechanical trades, plumbing, HVAC, carpentry, or a related skilled trade, or an equivalent combination of education and experience.
- Working knowledge of general building maintenance, plumbing, carpentry, HVAC, and basic electrical systems.
- Ability to troubleshoot maintenance issues and perform repairs independently and/or with a team.
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
- Ability to read work orders, manuals, diagrams, and follow written and verbal instructions.
- Valid driver's license and personal automobile insurance.
Physical Requirements
This is an active position requiring the ability to:
- Lift up to 50 pounds independently (heavier items with assistance).
- Frequently walk, stand, bend, kneel, climb ladders, and work in confined spaces.
- Work indoors and outdoors in all weather conditions.
- Participate in snow removal, emergency response, and occasional overtime or on-call assignments as needed.
