Description
A Maintenance Technician is responsible for the overall grounds, property, and building maintenance of a well‑maintained community in the Charleston, SC area, ensuring all services are completed in a manner consistent with management and association goals while enjoying a coastal, outdoor‑friendly work environment. This hands‑on role includes performing preventive and routine maintenance, completing work orders, maintaining landscaping and common areas, preparing and upkeep of amenities such as pools, and recommending repairs or replacements as needed, all while following established company procedures. The ideal candidate takes pride in their work, enjoys variety in day‑to‑day responsibilities, and values contributing to a community where quality, safety, and appearance truly matter.
Knowledge of electrical, plumbing, mechanical, and carpentry trades is suggested. Must be able to operate tools and equipment related to facility maintenance.
Maintains all fire protection and security systems, to include required maintenance, inspections, and documentation.
Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform with OSHA standards, applicable building safety manual, and other safety venues asdeemed appropriate
Maintain cordial, professional manner in dealing with residents, contractors, Management, etc.
Performs grounds maintenance functions (pulling weeds, raking leaves, sweeping sidewalks, and cleaning debris)
Clears ditches, digs holes, waters vegetation, cleans canals, drains, and tree well

Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 50 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
