About the role
As a Maintenance Technician, you will be based primarily at a large residential community and provide coverage across a small number of nearby properties within your assigned portfolio. All properties within your pod are located within a close geographic radius, so travel between sites is minimal and predictable. This role requires a high level of technical skill, sound judgment, and the ability to manage your own workload without constant oversight.
You will be trusted to diagnose issues, plan repairs, complete complex work correctly the first time, and move efficiently from site to site. Much of your work will involve advanced repairs, renovations, and full or partial unit remodels. When you are not on-site at your home property, you will support neighboring properties as workload and scheduling require. We are looking for a true trades professional who can go heads-down, work autonomously, and consistently deliver quality results.
What you'll do
As a Maintenance Technician, you will be responsible for:
- Performing advanced maintenance and repair work across multiple trades, including plumbing, electrical, HVAC, carpentry, drywall, flooring, and appliance repair
- Completing full and partial unit renovations, including cabinet installation, tiling floors, fixture replacements, and finish work
- Handling unit turnovers independently, from inspection through completion
- Diagnosing issues accurately and determining the most effective repair approach without step-by-step direction
- Responding to and closing work orders efficiently, with clear documentation
- Communicating professionally with residents, property managers, and vendors
- Supporting capital improvement and renovation projects as needed
- Maintaining compliance with OSHA standards, building codes, and company safety policies
- Participating in the on-call rotation for after-hours emergencies, including nights, weekends, and holidays
Qualifications
This role is intended for a highly skilled, independent technician. Ideal candidates will bring a strong technical foundation, sound judgment, and the ability to manage work across multiple properties with minimal oversight.
Required Experience and Skills
- 5+ years of multifamily, residential, or related property maintenance experience
- Advanced, hands-on experience across multiple trades, including electrical, plumbing, carpentry, drywall, flooring, HVAC, and appliance repair
- Proven ability to complete complex repairs and renovations independently, including cabinet installation, tile or flooring work, and finish carpentry
- Strong problem-solving skills with the ability to diagnose issues and determine the appropriate repair approach without step-by-step direction
- Ability to work independently, prioritize tasks, and manage competing demands across multiple locations
- Comfort using mobile technology and work order systems; experience with AppFolio or similar property management software is a plus
- Ability to perform the essential functions of the role, including lifting up to 100 pounds, with or without reasonable accommodation, and working in varied weather conditions.
Highly Desirable Certifications
Candidates with one or more of the following certifications will be strongly preferred and prioritized:
- EPA Universal Certification
- OSHA 30
- Certified Apartment Maintenance Technician (CAMT)
- Electrical, HVAC, or other skilled trade certifications
While certification is not an absolute requirement, this role is designed for technicians operating at a high level of skill and autonomy. Candidates who hold these credentials typically demonstrate the technical knowledge, safety awareness, and professionalism expected in this position.
Compensation and Benefits
- Base pay varies by experience, certifications, and overall qualifications
- Maintenance Technician II: $29.00 to $32.00 per hour
- Maintenance Technician III: $33.00 to $37.00 per hour
- Overtime paid at 1.5 times the hourly rate for all hours worked over 40 in a workweek
- On-call stipend of $125 for each weekly on-call shift
- On-call shift differential for after-hours emergency work, paid at 1.5 times the employee’s base hourly rate
- Monthly leasing commissions based on the number of lease renewals completed
