Maintenance Technician

 General Purpose

The Service Technician (Maintenance) is responsible for responding to maintenance requests as instructed. This position ensures the physicalaspectsofthepropertymeet Kalos Residentialstandardswhileadheringtotheapplicablelaws.

Essential Duties andResponsibilities

• Diagnoseproblemsand neededrepairs inthe areasof HVAC,electrical, plumbing,swimmingpools, carpentry,dry wallrepair, exterior structures, and appliances.
• Ensuresassignedworkorderrequestsarerespondedtopromptlyandprofessionally.
• Responsibleforthe completedpreparationofvacantunitsforoccupancy(unitturn/make-ready),accordingtospecifiedtimeline.
• Removedebris and ensurecleanliness of the grounds and amenities; including, but not limited to the pool/hot tub, playgrounds, sauna, common areas, dog park, and fitness center.
• Provideexcellentcustomerservicetoprospectiveandcurrentresidentswhilepromotingaqualitylivingexperienceforall.
• Respondstoon-callservicesduringtheassignedrotation,emergencymaintenancework,orasneeded due to staffing shortages.
• Inspect buildings to ensuresafety andcleanliness,alertingtheServiceManager and Property Manager immediately to items that need to be addressed.
• Assistsmanagementwiththevendorbiddingprocessasneeded,schedulingandcommunicatingwithvendorsandcontractors.
• ParticipateinCompanyprovidedtrainingasrequired.
• Comply withallKalos Residentialstandards, applicable healthandsafety rules andregulations, as wellas applicable local, state, and federal laws.
• Responsibleforsnowremoval,ifapplicable,accordingtoCompany policy.
• Attendance is imperative and this position will be required to maintain regular onsite hours.
• AccuratelymaintainkeycontrolsysteminaccordancewithCompanyprocedure.
• Applyingpreventativemeasuresasassignedtoreducetheriskoffutureproblems.
• Otherduties as assigned.

• Mustmaintainprofessionalappearance and comply with prescribed uniform policy.
• Mustcomplywithallsafetyregulations,includingtheuseofbackbrace,safetygogglesandgloves

• when appropriate.
• Overtimemayberequiredforthisposition.
• Mayberequired toworkweekendsandnon-traditional holidays.
• Mustbe reachable via phone or radio, except during approved time off.
• Sometravelmay berequired.
• Consistently meetdeadlines.
