JOB Overview: 

The Maintenance Technician will assists in the maintenance of the common area facilities within the Sun Lakes Community.

Compensation: $19.00-23.00/hour
  
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future. 
    
Job Responsibilities:
• Performs limited repairs and maintenance for electrical, electrical installation, service
panels, electric gates, kitchen equipment, refrigerant units, fan and exhaust systems
and a/c units and compressors.

• Performs limited maintenance on all HVAC systems.

• Performs maintenance and repair on water heaters, installs drainage systems and
snakes drains.

• Maintain pools, spas waterfalls and surrounding facilities by balancing and
administering chemicals, cleaning and replacing filters, repairing pool heaters and
servicing pools for winter and summer use.

• Performs preventative maintenance and repair of: street lights, minor landscape
problems, installation and/or repair of AC/DC circuits, photocell control boxes,
painting, drywall, and stucco, asphalt and street markings, minor carpentry and
furniture, and tennis courts.

• Assist with other jobs and other duties as necessary.

Skills & Qualifications:

• Twelfth grade level skills in reading, writing, math, communications and
comprehension.

• Ability to learn and apply safety precautions and practices in a pool/spa facility.

• Establish and maintain effective working relationship with all age groups.

• React calmly and effectively in a emergency situation.

• Perform all functions listed above to an acceptable level without constant direct
supervision and self-motivated to seek additional work.

• Knowledge of general and preventative maintenance procedures for pools, spas,
HVAC, electrical, minor plumbing and carpentry.

• Ability to learn controlling fire prevention regulations.

• Communicate effectively with others in English.

• Ability to work hours determined by shift assignment including nights, weekends, and
holidays.

• Current California driver's license and proof of valid automobile insurance.

• Must be a minimum of eighteen years of age to meet community age restriction
requirements and to handle chemicals used in pool and spa maintenance.
 
 
Education & Experience: 
  • Possesses a high school diploma or equivalent work experience
  • Knowledge of the safe practices, methods, tools, and materials of the maintenance industry
  • Technical training or certification in a relevant field is a plus but not required

  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
  • Work duties require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
  • Must be able to lift 50 lbs.
  • Must be able to move, bend, stoop, push/pull as appropriate for this physical job.
  • Must have finger dexterity.
  • The work environment characteristics are normal maintenance conditions.
  • Occasional overtime may be required.
  • Consistent and regular attendance required.
  • Based on business needs, schedule may change, including working on weekends and holidays.
  • Some exposure to dust and noise.
  • Some heavy lifting, standing, climbing.
