This position supports a newly opened apartment community in Austin, Texas that is currently in active lease-up. The first buildings are occupied, with additional apartments scheduled to open as construction and city approvals are completed.

You are passionate about your work and take pride in keeping a property safe, clean, and operating properly. You are dependable, comfortable working independently, and willing to step in wherever the property needs help.

You understand that apartment maintenance is also customer service. You communicate professionally with residents, respect their homes, and follow appropriate procedures when entering occupied apartments. You know how to handle common repairs and are willing to learn anything you have not encountered before.


JOB SUMMARY
The Maintenance Technician plays a critical role in delivering exceptional customer service to residents by completing work orders, performing preventative maintenance, preparing apartments for new residents, and maintaining the property’s buildings, grounds, and amenities.

This is an opportunity to join a brand-new community during its initial lease-up. Because the property does not currently have onsite maintenance staff, the person hired will have immediate ownership of day-to-day maintenance and the opportunity to establish strong standards as the community grows.


RESPONSIBILITIES
As a Maintenance Technician, you will help residents feel safe, comfortable, and happy with their homes. Responsibilities may include:

  • Complete resident work orders accurately and promptly.
  • Perform general maintenance throughout multifamily apartment buildings and occupied apartment units.
  • Troubleshoot and complete basic electrical, plumbing, appliance, and general building repairs.
  • Carry out preventative maintenance throughout the property.
  • Assist with cleaning, painting, repairs, and preparation of apartments during unit turns.
  • Maintain the property’s grounds, common areas, pool, fitness center, and other amenities.
  • Identify maintenance concerns and communicate issues to the Property Manager.
  • Communicate professionally and courteously with residents, property management, contractors, and other team members.
  • Follow proper procedures before entering occupied apartment homes.
  • Maintain accurate records of completed work and outstanding maintenance needs.
  • Participate in the property’s after-hours and weekend on-call rotation.
  • Assist with other property and maintenance responsibilities as assigned.

REQUIREMENTS
  • High school diploma or GED.
  • Two or more years of property maintenance experience.
  • Apartment or multifamily maintenance experience strongly preferred.
  • Prior customer service experience preferred.
  • Working knowledge of basic plumbing, electrical, appliances, preventative maintenance, and apartment turns.
  • Ability to work independently and manage daily priorities without constant supervision.
  • Dependable attendance and consistent follow-through.
  • Strong attention to detail.
  • Professional interpersonal, verbal, and written communication skills.
  • Ability to communicate with and assist a wide range of residents.
  • Organized with effective time-management skills.
  • Willingness to learn unfamiliar repairs, equipment, or property procedures.
  • Ability to work a flexible schedule based on staffing, resident, and property needs.
  • Ability to participate in evening and weekend on-call coverage.
  • Ability to provide personal hand tools, including screwdrivers, wrenches, pliers, drill, hammer, hacksaw, sockets, level, bits, tape measure, utility knife, flashlight, and Allen wrench set.
  • Ability to lift up to 75 pounds.
  • Ability to climb multiple flights of stairs throughout the day, sometimes while carrying tools and supplies.
  • Ability to work from ladders or scaffolding.
  • Ability to maintain a neat, well-groomed, and professional appearance.
  • High integrity, accountability, and an ownership mindset.

SCHEDULE
  • Full time, Monday through Friday.
  • Monday, Wednesday, and Friday: 9:00 a.m. to 6:00 p.m.
  • Tuesday and Thursday: 10:00 a.m. to 7:00 p.m.
  • Evening and weekend on-call participation as needed.
