The Maintenance Technician, under the direction of the Asset Manager, is responsible for general day to day maintenance and repairs of the organization’s buildings and grounds.
Duties/ Responsibilities:
Completes maintenance and repairs of electrical, plumbing, heating, ventilation, sprinklers and other building systems.
Has a working knowledge of HVAC systems and is able to maintain, repair and replace HVAC systems.
Performs carpentry repairs, masonry repairs and painting.
Repairs and treats structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
Prepares units for new move-ins, to include cleaning, painting and making necessary repairs, in a timely manner.
Removes and disposes of broken furniture, etc. from units, as needed.
Schedules and completes preventive maintenance schedules.
Assists other maintenance technicians with large maintenance projects as requested.
Completes grounds inspections at the property and picks up trash as needed
On call for 24 hour emergency maintenance as defined by policy.
Utilizes the work order approved tracking spreadsheet and/or software
Performs other related duties as assigned.
Required Skills/Abilities:
· Knowledge of building systems such as plumbing, electrical, and HVAC.
Ability to follow oral and written instructions.
Ability to identify issues and determine repairs that are needed.
Education and Experience:
High school diploma or equivalent and valid driver’s license required
HVAC Certification required
At least two (2) years’ experience working as a maintenance technician or equivalent job
