Maintenance Technician

Job Summary:

The Maintenance Technician, under the direction of the Asset Manager, is responsible for general day to day maintenance and repairs of the organization’s buildings and grounds.

Duties/ Responsibilities:

• Completes maintenance and repairs of electrical, plumbing, heating, ventilation, sprinklers and other building systems.
• Has a working knowledge of HVAC systems and is able to maintain, repair and replace HVAC systems.
• Performs carpentry repairs, masonry repairs and painting.
• Repairs and treats structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
• Prepares units for new move-ins, to include cleaning, painting and making necessary repairs, in a timely manner.
• Removes and disposes of broken furniture, etc. from units, as needed.
• Schedules and completes preventive maintenance schedules.
• Assists other maintenance technicians with large maintenance projects as requested.
• Completes grounds inspections at the property and picks up trash as needed
• On call for 24 hour emergency maintenance as defined by policy.
• Utilizes the work order approved tracking spreadsheet and/or software
• Performs other related duties as assigned.

Required Skills/Abilities:

·        Knowledge of building systems such as plumbing, electrical, and HVAC.

• Ability to follow oral and written instructions.
• Ability to identify issues and determine repairs that are needed.

Education and Experience:

• High school diploma or equivalent and valid driver’s license required
• HVAC Certification required
• At least two (2) years’ experience working as a maintenance technician or equivalent job
