Job Title: Maintenance Technician Department: Maintenance Reports to: Director, Maintenance FLSA: Non-Exempt Hours: Monday through Thursday 8:00 AM to 5:00 PM and Friday 8:00 AM to 3:00 PM (extended hours when requested) Location: Orange Beach, AL Job Summary - Perform routine preventive maintenance to office buildings, grounds and other properties to prevent deterioration and ensure efficient operations of building systems.
Essential Job Tasks Additional duties may be assigned. - Performs maintenance tasks to include minor and routine, carpentry, painting, plumbing, electrical repairs, and other related maintenance activities.
- Perform routine preventative maintenance to include replacing air conditioning filters, light bulbs, etc.
- Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.
- Provide upkeep of lawns, shrubbery, flowerbeds, and other grounds features.
- Cleans debris from sidewalks and parking areas.
- Assembles and moves office furniture, cubicles, and other work areas.
- Promotes, maintains, and enhances workplace culture within Maintenance department and university.

Knowledge, Skills, & Abilities
Knowledge
- English Language - must be able to speak English Language.
- Automobiles - must have a valid driver’s license.
- Mechanical - basic mechanical skills, i.e. how to start a small engine.
- Computer - Knowledge of basic computer, how to navigate between ADP and emails.
- Mathematics - How to read a tape measure, add and subtract double-digit numbers.

Education & Experience
- High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
Equipment Used
- Mowers, tractors, trucks pulling trailers, weed eaters, edger, drills, hand tools.
- Desktop computer.
- Ladders and scaffolding.
Work Environment
- While performing the duties of this Job, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee must regularly lift and /or move up to 100 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 10 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
