Maintenance Supervisor - Minneapolis

Tesoro Group is seeking a Maintenance Supervisor to join on of out client’s team and assist with their portfolio of scattered properties in Minneapolis, MN. The ideal candidate will have at least 3 years’ experience in residential maintenance – multi-family experience is required, have experience with unit turns, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. HVAC/Boilers experience is required but certifications are strongly preferred. This is contract to hire (90 days before conversion).

This role will be working with 8 properties and 350 units.

Salary: $35/hour DOQ. This is contract to hire (90 days before conversion).

Schedule: Weekly schedule: Monday-Friday: 8am - 4pm or 9am - 5pm. On-Call: rotates one week per month among the Supervisor and 3 technicians.

Responsibilities and Job Duties:

• Provide residents with exceptional customer service and foster good resident relations
• Be a valuable part of an effective on-site team
• Maintain daily service request system and complete service requests
• Perform follow up calls on service requests as necessary
• Maintain preventive maintenance schedule and complete preventive maintenance
• Maintain physical appearance of the community
• Work after-hours emergency on-call rotation, as scheduled
• Perform apartment turnover duties
• Repair and replace appliances
• Maintain MSDS and follow all safety procedures
• Maintain maintenance inventory
• Maintain safe and organized maintenance shop, storage, and mechanical rooms
• Maintain lock out/tag out station of keys
• Maintain apartment history cards, lighting, and snow logs
• Work with contractors on snow removal, lawn care, etc.
• Monitor HVAC equipment
• Maintain pools if applicable both at your property or in on call POD
• Shovel/sweep using broom, shovel snow
• Work in extremes of climate/temperature (-20 to 110 degrees), rain, snow
• Other duties as assigned

Qualifications and Experience:

• 4 years’ experience in residential maintenance and at least 2 years in a lead or management position.
• HVAC/Boilers experience is required - certifications/ability to obtain a license within 60 days of employment is highly preferred.
• Experience in unit turns.
• AppFolio experience is highly preferred.
• Valid Driver’s License and reliable transportation as this role will eventually have on-call.
• Be able to pass a Kari Koskinen background check.
