Axia Residential is seeking an experienced and hands-on Maintenance Supervisor to lead the maintenance operations at one of our apartment communities. This leadership role is responsible for ensuring the physical condition, safety, curb appeal, and operational efficiency of the property while providing exceptional service to residents and coaching a high-performing maintenance team.

What You'll Do
- Supervise and lead the property's maintenance team, providing training, coaching, and performance management.
- Oversee the completion of service requests and ensure timely, quality repairs.
- Coordinate and perform apartment turns to ensure units are ready for occupancy within established timelines.
- Maintain community appearance, building systems, and common areas in excellent condition.
- Troubleshoot and repair HVAC, plumbing, electrical, appliance, and general maintenance issues.
- Ensure compliance with company policies, OSHA standards, and all applicable safety regulations.
- Manage inventory, supplies, and vendor relationships.
- Assist with budgeting and monitor maintenance-related expenses.
- Participate in the on-call rotation and respond to after-hours emergencies as needed.
- Conduct preventative maintenance programs and property inspections.
- Maintain accurate records of work orders, purchases, inspections, and maintenance activities.
What We're Looking For
- 3+ years of apartment maintenance experience required.
- Previous supervisory or leadership experience preferred.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
- EPA Certification required.
- HVAC Certification preferred.
- Valid driver's license and reliable transportation.
- Ability to lift up to 75 pounds and work indoors and outdoors in varying weather conditions.
- Strong organizational, communication, and customer service skills.
- Ability to prioritize multiple tasks and work in a fast-paced environment.

Schedule
This is a full-time position. Regular business hours are Monday through Friday, with participation in an after-hours on-call rotation as required.
